Last week we showed you the ten least expensive properties for sale in Pacific Heights, which weren't inexpensive at all. This week we headed West to the Outer Sunset to see if we could find some more reasonably priced abodes. Inventory's very low, but there are some gems for under $800K. Unfortunately none of these properties qualify for our prestigious Under 500K Club, but that's mostly because they're single-family homes and not condos. Per real estate agent standards, Outer Sunset boundaries are Golden Gate Park to Sloat Boulevard and Sunset Boulevard to the ocean. Let's get this party started.

The Five Least Expensive Properties for Sale in the Outer Sunset

3524 Quintara
Asking price: $586,000
Size: 2-bed, 1-bath, 1,119 square foot single-family home
Price per square foot: $524
The skinny: It's hard to say much about this property. The photo you see is the only photo provided, so we haven't a clue what the interiors are like. The listing doesn't help us either. We know there's a garage and a yard, and that it's near the beach and good schools. Oh, and it's tenant occupied and they're paying $1,700 per month. It's been on the market 89 days.
2154 44th Avenue
2) 2154 44th Avenue
Asking price: $614,000
Size: 2-bed, 1-bath, 1,120 square foot single-family home
Price per square foot: $548
The skinny: This bank-owned home's being described as a "Classic two bedroom one bathroom Hollywood Bungalow," so there's that. We should also let you know that "OFFER SUBJECT TO ONEWEST SR MNGMNT APRVL, ANY OFFERS/COUNTER OFFERS BY ONEWEST NOT BINDING UNLESS ENTIRE AGREEMENT SIGNED BY ALL PARTIES." It has good bones. The interiors seem move-in ready, although the kitchen and bathroom could use a little work. It's been on the market 5 days.
2723 Rivera
3) 2723 Rivera
Asking price: $649,000
Size: 2-bed, 2-bath, 1,523 square foot single-family home
Price per square foot: $426The skinny: The listing reads "Owner's pride is beautifully displayed," and we're going to have to agree. But let's get to the important part: There's a "family room" on what we think is the lower level and it has wood paneling and a wet bar. This home's been on the market 3 days. We suspect it'll sell quickly.
2039 41st Avenue
4) 2039 41st Avenue
Asking price: $685,000
Size: 2-bed, 1-bath, 893 square foot single-family home
Price per square foot: $767
The skinny: This home's a short sale. It's an updated 1951 home that has a bonus bedroom and bathroom on the lower level. This is a great home with a great garden, but make sure your agent understands short sales before you fall in love with it. The process for purchasing a short sale property is different than regular properties. It's been on the market 49 days.
2366 41st Avenue
5) 2366 41st Avenue
Asking price: $830,000
Size: 4-bed, 3-bath, 2,073 square foot single-family home
Price per square foot: $400The skinny: The listing wants you to know that this home is in "MOVE-IN condition" and that it "WILL BE DELIVERED VACANT for new owners." Three bedrooms and 1.5 bathrooms are upstairs and there's a legal downstairs with 2 bedrooms, 2 bathrooms, and a den. It's been on the market 12 days.
