Last month, the 26 Mid-Market revitalization projects map came out to much fanfare. Reader tips and comments flooded in, so with some extra digging an updated map of Mid-Market revitalization projects came out a few weeks later. The tips keep coming and the map keeps expanding for San Francisco's hottest development and redevelopment neighborhood. Here now, an unprecedented third edition, featuring 40 projects. Additions include a former YMCA, a former television studio, and a former night club, all re-purposed for today's needs. 1 Van Ness Avenue

Plans for a 400' residential tower and attached 65' commercial building are currently working their way through environmental review. If approved and ultimately built the mixed-use project would contain around 250 dwelling units, 3 commercial units, and space for the Conservatory of Music.

100 Van Ness

A full-scale conversion of the former AAA headquarters from commercial to residential is underway. When completed this 400' tower will contain 399 units and 112 parking spaces. Topping it off will be a 29th floor roof-deck with fire pits, a hot tub, and landscaping. The swapping of masonry for a sleek new glass skin will help this tower look as good as new.

1455 Market Street

Currently undergoing renovations, 1455 Market will house up to 1,000 Square employees by the end of the year. Square has leased 246,000 sq. ft. across four floors, with the option to add another 81,000.

1415 Mission Street

Entitled for a 14-story building with 165 units, the lot at the corner of 10th and Mission has recently been acquired by Martin Building Company. The Heller Manus-designed building would also feature up to 2,800 sq. ft. of retail space, and 101 valet parking spaces.

This highrise community has been getting quite a bit of attention as it prepares to open its first buildings in October. When fully completed the tower will add 754 units to the intersection of 10th and Market.

1400 Mission

Soon to be the site of 190 affordable units to satisfy requirements for 201 Folsom Street, this 10-15 story complex at 1400 Mission Street is awaiting the completion of Nema, which is currently using the lot as a staging area for construction, before they can begin their own construction.

101 Polk

This new highrise project at Polk and Hayes streets will house 162 units and 51 parking spaces in its 13-story frame. Its transit-friendly and walkable location has made it a darling of area neighborhood groups, so expect this one to break ground sooner than later.

Fox Plaza

Plans to build an 11-story addition to the existing Fox Plaza apartments have been approved since 2009. The new tower would be constructed where the low-rise portion now exists, creating up to 250 new residential units, with zero parking spaces. The property and approved plans were recently purchased by Essex Residential Property Trust, including a 2-year extension to start construction, which was issued in mid-2012.

1321 Mission

Patrick Kennedy's micro-unit apartment building will feature 160 units throughout 11 floors. 120 units would be designated as efficiency dwelling-units, and at least 80 units will be reserved for student housing. 3,359 sq. ft. of retail and 240 bicycle parking spaces will occupy the ground and basement.

1355 Market Street

1355 Market and the adjacent Stevenson Street building are partially completed with remodels. So far the former Furniture Mart building has attracted Twitter's headquarters, as well as Yammer and One King's Lane to join the Mid-Market Party. Next up is a 22,000 sq. ft. food emporium, opening in October.

AVA at 55 Ninth

Having recently topped-out, this residential tower by big-timers Avalon Bay will contain 273 units and high-end amenities when finished. Add 5,000 sq. ft. of ground floor retail to improve the pedestrian experience and you can expect this building to be a hit when it opens at the end of this year.

1275 Market Street

Dolby Laboratories is moving their headquarters from 100 Potrero Ave to this massive 354,000 sq. ft. building in Mid-Market. Currently undergoing renovations, Dolby will occupy the entire 16 stories once the move is complete.

Trinity Place

Phases 1 and 2 of the massive Trinity Place development are complete, and phase 3 is now under construction. When all phases are complete the complex of apartment buildings will contain 1,900 units, 1,450 parking spaces and 60,000 sq. ft. of ground floor retail.

1155 Market St

Last year the Board of Supervisors approved a 104,000 sq. ft. lease for the Public Utilities Commission. Currently undergoing capital improvements to the tune of $14MM, the city agency will leave their current digs at 875 Stevenson Street once the remodel is complete.

The Strand

Vacant since 2003, renovations are expected to commence next month on the historic 1917 Strand Theater. Current owners ACT plan to convert the building into a live performance space and restaurant. Features will include a rehearsal area, costume and sound/ lighting facilities, and offices.

1125 Market Street

After purchasing the vacant lot at 1125 Market, MacFarlane Partners has recently submitted plans to construct a 150-unit, 12-story building with 16 parking spaces over the lot of the former Embassy Theater.

Located at 277 Golden Gate Avenue, the former home to KGO-TV Channel 7 has been transformed into 88 loft and studio apartments. The recently opened building houses studios from 276-450 sq. ft, junior one-bedrooms from 400-525 sq. ft. and lofts up to 850 sq. ft.

50 United Nations Plaza

Currently finishing up a renovation that is anticipated to achieve LEED Platinum status, 50 UN Plaza will debut with a seismic upgrade, roof replacement, historic-materials restoration, systems upgrade and tenant improvements.

The Grant Building

Designed by architect Newton Tharp in 1905 the historical building at 1095 Market in Scheduled to be converted from an office building into a 42,000 sq. ft. hostel/hotel with 94 rooms. However, there has been no word on any further development since late 2011.

Renoir Hotel

Currently undergoing a $40MM makeover, The Renoir Hotel will return with Kelly Wearstler-designed interiors, revamped masonry on the exterior, and a rooftop bar to top it all off. Developer Kor Group promises "a hip, affordable hotel destination" when this historic lodging relaunches in 2015.

Kelly Cullen Community Center

Located in the former YMCA building, the Kelly Cullen Community Center is the result of a $95 million makeover that provides homes and support for up to 172 formerly homeless individuals. The LEED Gold remodel also includes an auditorium, gymnasium and Department of Public Health clinic on the ground floor.

The Hibernia Bank

This historic 1892 structure has sat vacant for years, but new plans to develop it into an assembly space are floating around. The changes will mostly be cosmetic and code upgrades, and no actual use or tenant has yet been announced.

1028 Market Street

Scott Plank, and his company War Horse LLC, recently purchased the former Hollywood Billiards site at 1028 Market. The building itself is most likely a tear-down, but the 15,000 sq. ft. lot is zoned for 120' and about 150 housing units. Expect big things from the man who retired from Under Armour to "pursue his passion for building sustainable urban environments."

International Art Museum Of America

Having technically been open since last year, the International Art Museum of America is a relatively new institution featuring primarily Eastern and European art. The museum is in a state of constant expansion and renovation, doing its part to contribute to the revitalization of Mid-Market. In celebration of their one year anniversary admission is free until the end of 2013.

Eastern Outfitting Building

Purchased last year by Cannae Partners for $9.5MM, the investment group is expected to spend another $9MM "gutting the interior and putting in new elevators, electrical, plumbing and life or safety systems." Currently home to some garment companies, the new owners are hoping to attract a lucrative tech-company lease in the future.

WeWork Golden Gate Theatre

Renovations are nearly complete turning offices above the historic Golden Gate Theater into a rent-a-desk style office space known as WeWork, offering a "full range of amenities" as well as a "co-working environment and networking events and opportunities."

995 Market

This 16-story office building recently changed hands, and a number of building improvements are set to take place in order to attract new tenants. The 93,000 sq. ft. structure is part of the Payroll Tax Exclusion zone.

Warfield Office Condos

988 Market, aka the Warfield Building, is currently undergoing renovations to accommodate 2 tenants who will fill nearly the entire building upon completion: Spotify and Benchmark Capital. Fear not, the impending office rents will not interfere with the Warfield Theater, or concert schedule.

Phantom Coast Gastropub and Brewery

Plans for a 5,000 sq. ft. brewery and gastropub have been made to occupy the former site of Club 65 near the foot of Taylor Street. When completed in early 2014 the business "will focus on West Coast beer and wine," including at least 75 taps (wine included).

The Wilson Building

Slated to be converted to a 65-unit rental building, the Wilson Building is technically a survivor of the 1906 earthquake, although a gut-renovation was needed afterward. With it's surviving skeleton and terracotta facade, the building was delayed while developers Raintree Partners sought a historic tax credit for the renovation. When completed the building will feature "14-foot ceilings, exposed brick walls and a 2,000-square-foot roof deck."

The surface parking lot was acquired by the city for $5.9MM in 2007, and in 2009 a plan was approved to construct a 14-story building with 153 affordable units. A 13,750 sq. ft. grocery store is also to be established, the first full-service grocery store in the Tenderloin. The project is still slated as a go, but last year the Tenderloin Neighborhood Development Corporation sought a 5-year extension on their permit to demolish said parking lot.

950 Center for Arts and Education

Technically a series of shuttered buildings from 950-964 Market, developer Group 1 acquired the site with plans to develop the 950 Center for Arts and Education. The mixed-use facility will feature arts and education facilities, ground-floor retail, and over 200 units of housing.

Demolition began earlier this summer at the site of the former St. Francis Theater on Market Street. When the project is completed in 2015 expect to see 250,000 sq. ft. of new retail space and a whole lot of glass fronting Market Street.

Located at the site of a former porn theater, this future Hampton Inn is the only new hotel currently under construction in the city. When completed the tower will rise 15 floors and feature 174 rooms at a mid-priced level.

Designed in 1912, this 6-story structure is currently undergoing a renovation, this 230,000 sq. ft. building recently out-dueled Market Street Place for anchor tenant Nordstrom Rack.

The Old San Francisco Mint

Plans to turn this historic building into a museum have been in the works since 2005, yet no opening date is set. According to the Mint's website the museum is still a go, but in the meantime the space is available as a rental for "as few as 10 people looking for intimate gatherings to up to 500 guests for large events."

5M Project

The 4-acre site at 5th and Mission is approved for constructing 5 new buildings and rehabbing the Chronicle Building. When completed the project will produce 1.85 million sq. ft. of office space, 748 residential units, and 34,000 sq. ft. of outdoor space. With the recent signing of Yahoo, the project may have an anchor tenant in place to jump start the construction process.

Hotel Zetta

Hotel Zetta, located across from the Old Mint, is the only hotel in the area to open this year. The 116-room hotel features digs by Dawson Design Associates Inc. in a building celebrating its 100th birthday this year.
