In just a few short years, two areas currently littered with inactive, unsightly surface parking lots and squat abandoned buildings will transform in to some of the densest neighborhoods in San Francisco. Thirteen new residential buildings will soon tower over both the Transbay Redevelopment Area and Rincon Hill. Today's map brings together projects both proposed and under construction in the area. While one building, 75 Howard, could be radically altered by community opposition, the rest are well within the zoning parameters set by the San Francisco Planning Department, and should rise as proposed. See any residential projects planned or in progress that didn't get featured on today's map? Drop us a line or comment below. Now, without further ado, a map of the Rincon Hill - Transbay residential development boom.

Mapping Big Changes for Rincon Hill and the Transbay Area

Transbay Block 8
Starchitect Rem Koolhaas and Related California have teamed up on the upcoming residential building on Transbay Block 8. The tower will rise to 550 feet and include approximately 740 units.
Lumina
Tishman Speyer broke ground on the Arquitectonica-designed Lumina condo development last June. Today, construction is in full swing on the 655-unit project, which should open in 2015.
Transbay Block 6
Solomon Cordwell Buenz is designing a 32-floor tower and adjacent mid-rise in the heart of the Transbay Redevelopment Area. The project is currently under construction and will feature 406 luxury residential units and 147 units of affordable housing.
Transbay Block 9
SOM's 400-foot tower at 1st and Fremont includes 563 units, many of which will have balconies with expansive views of the Financial District and the Bay. Assuming all goes according to plan, the developers should break ground on the project before the year's end.
340 Fremont Street
Handel Architects' 340 Fremont tower will feature 348 units, 269 parking spaces and a rooftop terrace with killer views. Site demolition is in progress, which means construction should be kicking in to high gear soon.
41 Tehama
41 Tehama will rise to 360 feet and bring 398 new residential units to the Transbay District. The tower has yet to begin construction, but the Bay Area's red-hot real estate market could prompt the project's developers to get started soon.
399 Fremont Stret
Solomon Cordwell Buenz's 400 foot tower will contain 452 units and 238 parking spaces. It is in the early stages of construction at the corner of Fremont and Harrison.
One Rincon Tower 2
The second phase of Solomon Cordwell Buenz's One Rincon Hill development is now topped out. The 550-foot building will add another 229 units to booming Rincon Hill.
325 Fremont Street
The developers at Crescent Heights hope to build a 250 foot, 25-story residential tower on Fremont street. The project is being designed by Handel Architects.
Park 181 Residences
68 luxury condo units, dubbed the "Park 181" residences, will occupy the top 15 floors of the 802 foot mixed-use development at 181 Fremont Street. The building will feature stunning views of San Francisco Bay and direct access to the Transbay Transit Center's rooftop park.
524 Howard Street
Crescent Heights is proposing a 44-story residential tower at 524 Howard Street. The folks at Handel Architects are designing the building, which is still in the early planning stages.
45 Lansing
Crescent Heights' 45 Lansing Street condo tower is now rising above street-level in Rincon Hill. The HKS-designed building will contain 320 units, 265 parking spaces and a plethora of luxury amenities.
75 Howard
A 31-story, 348 foot residential tower with 186 market-rate condos, 172 parking spaces, and ground floor retail could replace an unsightly parking garage on the Embarcadero. Considering what happened over at 8 Washington , there will likely be drama before the development can see the light of day.
