In terms of condos and mixed-use developments, the Market-Octavia plan area has been blowing up lately. With all the projects and starchitects like envelope a+d involved, it's hard to keep them all straight. SF New Developments has recently checked in with the projects to get construction updates, and we made a handy map guide to sort it all out.

2001 Market

The project for 82 condos above a new Whole Foods at the corner of Dolores and Market has started construction. They began pouring concrete and building the basement walls and pillars, with estimated completion in fall 2013.

The Arquitectonica-designed 1960 Market Street, which was approved by the Board of Supes back in 2009, is a mixed‐use building with 115 residential units over ground floor commercial and a garage. Things were delayed through late 2010, when the conditions of approval were revised to include housing the required below market rate units off‐site rather than on‐site and removing the subterranean part of the parking garage. Construction began in July, but estimated completion is unknown.

401 Grove / 300 Ivy

The Hayes Valley project from architect David Baker + Partners will have a 63 unit building consisting of market rate residential townhomes and flats, with retail at ground level. Homes will be clustered around a courtyard, opening out to shared space via terraces and decks. Construction began in August, but the estimated completion unknown.

Octavia Gateway

The Stanley Saitowitz-designed 5-9 story, 49-unit project was supposed to be heard back on August 9, but was continued when some ground floor height issues weren't in compliance. It was finally approved in September, and is expected to begin construction soon.

The site's developer, Avalon Bay Communities, is planning 182 new rental units in with 91 parking spaces underground, plus retail, in a series of buildings ranging from 40- to 55-feet high. The site is currently the interim home to the Hayes Valley Farm. The project still needs approval, but is expected to break ground mid-2013, with completion in 2014.

The site has been home to pop-up retail in shipping containers and food trucks over the past few years known as Proxy. Design firm envelope A+D is currently in the construction process of phase 3.

Also designed by Envelope A+D, the building design is comprised of several "basic cellular units," which can stay separate or aggregate to create larger units, either horizontally or vertically (up to four units). The firm is currently moving forward with design development, building development and permitting.
