Replete with loads of listings and images, it’s where most people score a home in the city. But it’s not the only place to look. If you’re looking for a pad in San Francisco, give these alternative outlets a shot. While they can’t promise you a sweet deal on a living space—the median rent in San Francisco <a href="https://sf.curbed.com/2019/7/17/20697552/median-rents-san-francisco-bay-area-highest-2019">hovers around the $3,700 mark</a> for a one-bedroom apartment—they can offer you a slew of apartments to peruse. </p>
<p id="JfuzsG">Besides, no one should have to <a href="https://sf.curbed.com/2019/6/5/18653890/podshare-tenderloin-san-francisco-coliving-bunkbeds-startup">sleep in a bunkbed</a> for $1,200 per month.</p>

<h5 id="Lop7jV"><a href="http://www.apartments.com"><strong>Apartments.com</strong></a></h5>
<p id="3apVTZ">This site, which is one of our favorite alternatives, has some exclusive features. It lets you draw your own neighborhood rather than sticking to the boundaries of a neighborhood that has been defined for you. (Ideal for large neighborhoods like <a href="https://sf.curbed.com/neighborhood/1570/soma">SoMa</a> and the Richmond.) There are property videos, 3-D tours, and more than 1,600 rentals currently available in San Francisco. There's also an option to plan your commute for each listing.</p>

<a href="http://www.zumper.com"><strong>Zumper</strong></a><strong> </strong>
</h5>
<p id="THrMvm">Zumper has been making a big effort in the San Francisco market with an outdoor advertising campaign. The interface is easy to use, and you can check availability of apartments and apply to most through the site itself. It also vets all of its listings, meaning that you won't get <a href="https://www.craigslist.org/about/scams">scammed</a>. Like many other Craigslist competitors, Zumper can suffer from low inventory, and many of its listings are from the city's bigger, newer buildings.</p>
<h5 id="vE4Lfr"><a href="https://www.apartmentlist.com"><strong>Apartment List</strong></a></h5>
<p id="RipYIu">Apartment List starts the rental search process with an interactive questionnaire that asks you about your ideal apartment, from size and price to pets and amenities. It even double-checks your income to make sure you are qualified for the price range you are looking at. Apartment List will email you new matches to make sure that you see all of the latest apartments that come on the market, but the downside is that you're not allowed to see your matches until you pony up your contact details.</p>

<p id="ekSfc8">It will only be useful if you want to move within your own neighborhood, but this local posting board often has ads from people looking for roommates. You can only sign up for the neighborhood that you currently live in, so it works as a great resource if you need to move but want to stay in the same area. Postings are irregular and there's no search tool, but you just might come across something here that doesn't show up anywhere else.</p>
<h5 id="qr05vO"><a href="http://www.padmapper.com"><strong>Padmapper</strong></a></h5>
<p id="IiLknH">This site is based around a map search tool. It pulls data from several other sources, including Craigslist and Airbnb, to show listings. You can add filters to narrow down data both by normal search criteria like size and price and also what sites you want to pull from. There's also the option to add commute time. There are a lot of listings, but the interface isn't quite as slick as those on other sites.</p>
<h5 id="xAhTpv"><a href="https://hotpads.com"><strong>Hotpads</strong></a></h5>
<p id="7kxuAC">Hotpads started out as a rental website but was acquired by Zillow last year and now shows properties available both to rent and buy. You can see how many people have recently looked at the listing and how often the listing's owner has been contacted lately, along with lots of stats about the neighborhood. It's easy to send the landlord a message through the site, but unfortunately many of the listings are weeks old.</p>

<a href="https://www.roomiematch.com"><strong>Roomiematch</strong></a> </h5>
<p id="VNY2aF">The slogan of this roommate-finding website is "We take out the trash for you," meaning that humans review all roommate profiles to weed out the "scam, spam, or scum red flags." The site uses IP addresses to determine a potential roommate's exact location and has "roommate behavior ratings" that delete anyone who sounds "insincere, completely off base, or <a href="http://sf.curbed.com/archives/2015/05/14/bonkers_silicon_valley_startup_castle_seeks_higher_beings_to_join_exercise_cult.php">completely unwell</a>."</p>
<h5 id="QKg7ym"><a href="https://www.roomster.com"><strong>Roomster</strong></a></h5>
<p id="gHQw1L">This site allows people to look both for roommates and for entire places, something that many of the Craigslist competitors are missing. You can connect with other site members using social networks like Facebook to verify that people are who they say they are. Roomster has been around since 2003 and operates in 192 countries but still doesn't seem to have dethroned Craigslist as the place to go to look for a new roommate.</p>
<h5 id="GioGOY"><a href="https://www.facebook.com/marketplace"><strong>Facebook’s Marketplace</strong></a></h5>
<p id="rVLPkL">Facebook’s MarketPlace now comes with housing listings, including rentals. While the offerings are not as bountiful as the other sites listed above, it might have a home or two that’s not found anywhere else. </p>

<h4 id="NScPN0">Hang Gliding, Fort Funston</h4>
<p id="PJNCEg">According to the <a href="http://www.flyfunston.org/">Fellow Feathers of Fort Funston Hang Gliding Club</a>, this spot at the far edge of San Francisco is one of the best places in the world to hang glide. If you want to learn how to fly, you'll have to get out of the city, though. Lessons are available at Fremont's <a href="http://bayareahanggliding.com">Bay Area Hang Gliding</a>. </p>

<p id="8yvXKE">Ocean Beach's huge waves pick up in the fall and carry through winter, where they can reach 20 feet on the biggest days. The beach, which is infamous for its fatal riptides, drawn the attention of professional surfers. But normal humans can venture out on calmer days and rent boards from <a href="http://www.aquasurfshop.com">Aqua Surf Shop</a> or <a href="http://www.wisesurfboards.com">Wise Surfboards</a>.</p>
<p id="aC2rvt">However, if you're a beginner, venture down to Santa Cruz first and take some lessons on smaller waves at <a href="http://www.santacruzsurfschool.com">Santa Cruz Surf School</a>. This beach is not for newbies. Seriously. </p>

<p id="tZXnaV">If you want to get high up off the ground in the city, indoor climbing gyms may be your best bet. But if a bit of technical bouldering sounds appealing, Glen Park's Glen Canyon is where it's at. People have been scrambling up these rocks since at least the 1930s. There are lots of beginner options. Climbers have <a href="http://www.thecrag.com/climbing/united-states/glen-canyon">compiled lots of different routes</a> over the years. </p>
<h4 id="nQSu3h">Sea Kayaking, Pier 40</h4>
<p id="TmrrJH">Enjoy the bay from inside a kayak. Paddling out to watch a Giants game from McCovey Cove is one of the most popular kayak trips available and offers the chance to catch a ratre splash hit. Check out the houseboats of Mission Creek and the Navy ships while you're at it. Rentals and lessons are available from <a href="http://citykayak.com/">City Kayak</a> on Pier 40. </p>

<p id="uXka89">Head down to the south end of Fort Funston's beach to ride alongside the waves. The trail goes along the bluff overlooking the ocean and then down to the beach, where riders keep an eye out for dolphins and sea lions from horseback. <a href="http://www.marvistastable.com">Mar Vista Stables</a>, which is located just outside the city limits, offers rides every hour with no reservations necessary. </p>
<h4 id="nSC01b">Kiteboarding, Oyster Point Park, The Marina</h4>
<p id="ysxHak">Kiteboarding is a wild sport that seems to made for San Francisco's windblown waterfront. During the spring, kiters dot the shores of Crissy Field every weekend. Take a beginner's course at <a href="http://www.kite415.com">KITE415</a>, which has a center at Oyster Point Park. </p>

<h4 id="2KfxXs">Mountain Biking, Mount Sutro </h4>
<p id="IC2ECb">There’s plenty of mountain biking in the Bay Area, but the trails within the city are lesser known. One of the best places to mountain bike in San Francisco is Mount Sutro, a 61-acre park near UCSF. </p>
<p id="fqDB74">SF Urban Riders have <a href="http://sfurbanriders.org/wordpress/trails-2/mt-sutro-trail-building/">mapped the trails</a> and maintain them every month. McLaren Park is also a center of city riding and hosts the SF Mountain Bike Festival. </p>
<p id="uBLqlC"><strong>Windsurfing, Treasure Island </strong></p>
<p id="oP6uLV">If kitesurfing sounds a little too crazy, there's also great windsurfing in San Francisco. Spots to windsurf dot the bay, but when wind is nonexistent at Crissy Field, you can often catch it out at Treasure Island. Windsurfers park on North Point Drive on the island and then head out into the water. <a href="http://boardsportsschool.com">Boardsports School</a> can get you started with a beginner's lesson in Alameda. </p>

<p id="i16DzJ">Stand-up paddleboarding, otherwise known as SUPing, has boomed in popularity in recent years. Paddleboards can be <a href="http://citykayak.com/rental/kayak-rental-rates/">rented from City Kayak</a> and taken out on the relatively flat waters of the bay. Or, if you want something wilder, paddleboards can also be used to surf waves. </p>

<p>Frank Lloyd Wright, considered by many the most famed architect to be born in the United States, has a single building in San Francisco. The Union Square shop at 140 Maiden Lane is one of his only remaining retail spaces and has been a city landmark since 1974. Now the city Planning Department is looking at how to landmark the interior of the shop, which is really the highlight of the building. </p>
<p> Inside, a spiral staircase similar to Wright's famous Guggenheim swoop remains, as do a sky-light ceiling with acrylic domes, a brass hanging planter, and mahogany cabinets. <a href="http://www.sfchronicle.com/bayarea/place/article/S-F-move-to-protect-interior-of-Frank-Lloyd-6834897.php">According to the <em>San Francisco Chronicle</em></a>, the building has been vacant since last summer when Xanadu Gallery shuttered. Before new occupants move in, the city is trying to determine exactly what parts of the interior must be maintained in their current forms. </p>
<p> The spiral staircase is especially important, given that it predates Wright's Guggenheim work by more than a decade and served as a "test" for the larger work, according to the <em>Chronicle</em>. 140 Maiden Lane was named as one of Wright's 17 essential works by the American Institute of Architects. With tenants like a restaurant or a European clothier looking to move in, Planning's aim is to definitively spell out exactly what can and cannot be done to the very special building. </p>

<p>Despite all the talk of a San Francisco real estate slowdown, the market for multi-million dollar Noe Valley fixers is still booming. The latest big sale is a two-bedroom on Clipper Street filled with wood paneling. It was on the market for the first time in 50 years. "Bring your contractor—needs work," the brokerbabble noted. That didn't stop bids from soaring way over the $1.25 million ask to land at $1.825 million. </p>
<p> The home was purchased with cash and will almost definitely be turned into something completely different over the next year or so. What do its buyers have to work with? For now, it's a modest white home with just one bathroom, a very out-of-date kitchen, and an overgrown backyard. There aren't any period details to mourn, just a charmless brick fireplace and some bad wallpaper as decor. We see flat fireplaces and soaking tubs in this home's future. </p>

<p>When developer Maximus Real Estate Partners decided to <a href="http://sf.curbed.com/archives/2015/12/07/ken_fulkdesigned_the_harrison_ready_to_launch_in_rincon_hill.php">transform the luxury rental tower One Rincon Hill into luxury condo building The Harrison</a>, they enlisted celebrated interior designer Ken Fulk to take part in the process. Fulk has been part of the entire concept design, from the residences to the common areas and the amenities. New renderings released today—the first of the new design—show condos with soaring floor-to-ceiling windows and high-end finishes. </p>
<p> The 298-unit building sits high atop Rincon Hill, meaning that even the lower floors have views. Fulk, who is behind the design at private club The Battery and the Mark Hopkins Hotel, says that he wanted the spaces at The Harrison to feel "as if they had evolved over time." He notes that "too often communal design feels anonymous, as if you must strive to please everyone—which in the end comes across as soulless, like you could be anywhere. San Francisco is anything but anonymous." We're especially looking forward to seeing his designs for the building's Sky Lounge, which is being touted as the highlight of the building and a place where world-renowned chefs, art, and entertainment will come together for the new residents. </p>

<p>Last week, we heard that a new report from Fitch Ratings officially pegged San Francisco real estate as overvalued and in a bubble. <a href="http://www.cnbc.com/2016/02/12/cooling-ahead-for-high-end-san-francisco-real-estate.html">CNBC followed up the report</a> by talking to leading real estate agents in the city, all of whom confirmed that things feel different at the top of the market than they did a few months ago. Nina Hatvany, who works primarily with high-end properties, told CNBC that her <strong>clients are talking about "the slow IPO market and overvalued unicorns."</strong> </p>
<p> The second and fourth quarters of the year are traditionally the hottest for real estate in San Francisco. In spring of last year, 18 homes sold for $6 million or more, while by quarter four only nine hit that price. Christopher Palmer from the Haas School of Business at UC Berkeley noted that prices may fall, but we're <strong>nowhere near a big round of mortgage defaults and foreclosures</strong>. And demand around the $1 million mark remains strong for now. </p>

<p>The huge five-bedroom home at 415 Buena Vista Avenue isn't your standard San Francisco house. First of all, there is a basketball court out back—no, <strong>not just a hoop, but a proper half-court</strong> ready for pickup games. From the front, the house is nothing special. It's a rather odd-looking, squat home with awkward pillars and brick front steps. It's out back that you can see its both its true size and its incredible views out to Corona Heights Park. </p>
<p> Inside, the house is a bit frumpy. It has wood-paneled walls, floral wallpapers, and one very <strong>odd light fixture shaped like a bat</strong>. The animal theme continues with monkeys carved into some of the wood. But the kitchen is modern and there are five bedrooms and four and a half baths to work with, so we're sure someone could make something out of this place. That is, if they have any cash left over for renovations after paying the $6.2 million purchase price. For a buyer who really wants to go all out, the adjacent lot fronting Buena Vista Avenue is also for sale for $2.1 million. </p>

<p>Apartment giant <a href="https://www.avaloncommunities.com">Avalon Bay</a> has begun working on its massive <strong>326-unit Dogpatch rental project</strong>, <a href="http://news.theregistrysf.com/avalonbay-starts-203mm-apartment-development-in-san-francisco/">according to the Registry</a>. The complex will stretch over three buildings and will replace what is now the San Francisco Opera's warehouse building. The developer is known for big, pricey complexes like Avalon Hayes Valley, where studios started at $3,210 per month when the building opened just under a year ago. The Dogpatch development has an expected average rent per unit of $4,450 per month.</p>
<p>The new Dogpatch complex will sit at 800 Indiana Street, in the shadow of the 280 freeway and a <strong>very short walk away from the 22nd Street Caltrain station</strong>. It will also be near Esprit Park and the main attractions of Dogwatch's Third Street. The three architects behind the project are Pyatok Architects, Kennelly Architecture + Planning, and Mithun/Solomon. Three <a href="http://sf.curbed.com/archives/2014/07/01/323unit_avalon_bay_rental_complex_on_its_way_to_dogpatch.php">public plazas will be included</a>, one at the entry of each building, and a set of interior courtyards sit at the center. The first residents are expected to move in by late 2017.</p>

<p>The area of Market Street near Duboce Triangle and the Castro has been booming with new development in recent years, and yet another project is getting ready to hit the market. This time around it's rentals, and the building is called The Duboce. A tipster clued us in to the <strong>launch of the new website today</strong>. No pricing is available yet, but given the location and amenities, we imagine it will be toward the upper end of the market. </p>
<p> The building holds <strong>87 new one- and two-bedroom rentals</strong>, all of which will have a washer and dryer, keyless entry, and high speed fiber internet. There's parking underground, retail on-site, and a roof deck with all of the usual features like a barbecue, fire pits, and a spa. The building will be pet-friendly, although fluffy friends will undoubtedly incur some sort of pet fee. There are no details yet of when pricing will be announced or apartments will be available, but now that the website has launched, look out for pricing over the next few months. </p>

But it also appears that quite a few have dropped their hopes in the meantime. Today, it's the mega-flip at 2635 Broadway that's back for a second try with an <strong>$8.25 million ask, well down from its debut price of $9.5 million</strong> last May. </p>
<p> The property last sold for $5.4 million in late 2013, but it's undergone a lot of changes since then. The John Field-designed property just east of Billionaires' Row underwent a major renovation by Sutro Architects that added lots of glass and a living wall on the exterior. Each of the four bedrooms has an en suite bathroom, and there are lush gardens out back. The <strong>ask is still nearly $2,700 per square</strong>, and we'll be watching closely to see if this reimagined home can snag such a big price.</p>
