The rooms all look small, and one of the bedrooms is directly adjunct to the living room. Shared yard and street parking only. But there's a W/D in the unit and it's pet, business, and startup friendly. </p>
<p><br>↑ In <strong>Noe Valley</strong>, <a href="http://sfbay.craigslist.org/sfc/apa/4452420154.html">this 3-bed, 2-bath bi-level unit</a> is asking $5,500/month. Located on the top floor of a three-unit building, this penthouse has a large deck with panoramic views and garage parking. There's hardwood on the main level and carpet upstairs, as well as two functional fireplaces. Plus, it's only a hop, skip, and a jump away from the Google bus stop. </p>

The listing indicates that the unit comes with a refrigerator and full bath, though the photos show neither a fridge nor a shower or tub. Laundry in the building. <p><br>Microdwellings reaches new heights (or sinks to new depths?) this week with what looks to be the smallest one-bedroom in San Francisco currently for rent: <strong>225 square feet</strong>. Right in the middle of Chinatown, this tiny abode actually features two separate rooms—one is the kitchen, with perhaps room for a tiny table and a chair, and the other is the bedroom with access to the bathroom. The entire apartment, including kitchen and bathroom, is <strong>25 feet long and 9 feet wide</strong>. The windows face the building next door for a prison-like view. Perhaps most impressive is the broker's <a href="https://www.youtube.com/watch?v=i2kNO0vkedo&feature=youtu.be">video tour</a> - he manages to stretch it out over two minutes, which is about the maximum amount of time we'd want to spend in there. <p>It's <a href="http://sf.curbed.com/archives/2014/01/17/1600month_for_300_square_feet_in_the_outer_sunset.php">been awhile</a> since Micro-dwellings dipped below $2k/month. But while another $2k+/month studio might not surprise anyone in the city at this point, we thought this one might actually be a pleasant surprise. Despite being located basically in <strong>the Tenderloin</strong>, the studio is located off the street and has big windows, nice hardwood, and a bed-nook that allows you to have a somewhat-separated sleeping and living space. The kitchen has been redone and the bathroom is straight-up charming with marble and a claw foot tub. And it's cat friendly. The 1907 building has been completely remodeled and includes 24 hour security and a roof deck. There unit includes a balcony and a washer/dryer in the bathroom. No parking, but who needs parking when you're located above a Lululemon store? </p>

The listing boasts of an additional <strong>280 square feet of private patio</strong>, but this looks more like a long, narrow strip of walk-way to the yard, which the owner paved and called a "patio." The unit itself is accessible through the garage, and the amount of natural light looks minimal. The kitchen appliances are old and the counters are a rather frightening shade of teal.
