This week we looked for the least expensive rentals we could find without resorting to sharing a bathroom. Studios for under $1,500 are becoming hard to find, but we found some cuties. </em><a href="http://sf.curbed.com/archives/2013/05/23/mapping_the_average_rental_rate_of_a_one_and_two_bedroom_in_san_francisco.php"><em>With the median price for a one bedroom rising rapidly</em></a><em>, a studio's probably your best bet if you're on a tight budget.</em> </p>

<p><strong>Glen Park:</strong> This studio on Laidley Street is cute as a button and will cost you $1,500. Normally we shy away from garden apartments, but this one has huge windows letting in lots of light while exposed beams and painted wood floors give the illusion of more vertical space. The kitchen is nothing to write home about but fine for light cookers and is unobtrusive. <p><br><strong>Tenderloin:</strong> As you might expect, there are some cheaper studios in the part of town. This one for $1,500 caught our eye because it's got cute "I live in San Francisco" features like a fancy round bay window, kitchen built-ins, and a clawfoot tub. The location is great for barhopping or concert-going, and you'll get great 38-Geary stories to tell your friends.<a href="https://www.zumper.com/listing/227377"> [zumper]</a></p>

<p><br><strong>Tenderloin:</strong> This light and bright studio is a "steal" at $1,325 per month and is located on Ellis and Hyde. It's already got a handy loft for making your "bedroom" a little separate, and has really nice-looking hardwood floors. This week we took a look north of the Panhandle, where you'll find easy access to the park, prime viewing (and judging) spots for Bay to Breakers, and daily arguments over what, exactly, the neighborhood should be called. </em></p>

<p><strong>Studio:</strong> This studio for $2,295 is in the Anza Vista part of Western Addition, or lovingly referred to recently as "<a href="http://sf.curbed.com/archives/2013/05/03/oh_no_they_didnt.php">North of North of the Panhandle</a>." The unit has hardwood floors and gets lots of light, and the posting boasts of parking, laundry, and an elevator. You're also close enough to Trader Joe's that you can avoid its parking disaster and just walk your Puffins home. <a href="https://www.zumper.com/listing/221102">[zumper]</a></p>

<p><strong>One Bedroom:</strong> While the price makes us flinch at $2,850, this one bedroom is absolutely gorgeous with great period details and built-ins. Just check out that working fireplace and cute little breakfast bar! It's south-facing, which means great light and views of Sutro (if you're into that, but you're also probably at the back of the building, so you'll get access to the 5-Fulton without any of that pesky Muni noise. <p><strong>Two bedroom:</strong> Sure, it's currently only offered as a six-month lease, but this full Victorian on Lyon at McAllister may be well-worth moving your stuff multiple times. For $3,200 you'll get 2 bedrooms, 2 baths, a den and a double parlor. This should give you plenty of space to stretch out and get comfortable. We are loving all the stained glass, the beautiful fireplaces, and the lovely hardwood floors. Get out your sunblock, fire up the BBQ, and prepare to meet your neighbors. </em><br> </p>
<p><strong>Marina:</strong> Why go walk across the street to Fort Mason when you could lounge on your roof deck at this one bedroom for $2,900 in the Marina? For one, we love that they neglected to tidy up the deck chairs after a gust must have knocked them over -- looks like a wild night was had by all. The unit itself is very nice with hardwood floors throughout and lots of light. <p><strong>Marina:</strong> We are so loving this Deco-fied one bedroom near Little Marina Green for $2,995. Sure, that's on the high side for a one-bedroom, but you get really great vintage details and a great roof deck, sure to be used on these great summer days and during America's Cup. There's a closet big enough to be an office, a dishwasher in the kitchen, and a built-in china cabinet for the dining room. This one checks all the boxes for us. <p><strong>Nob Hill:</strong> This Nob Hill one bedroom gets you high above the hubbub to really take advantage of views on its roof deck for $3,050 per month. <p><strong>Outer Richmond:</strong> While the landlord may be a little liberal with the fish-eye lens, we love this <strong>4-bedroom, 3-bathroom home for $4,825</strong> at 46th and Anza. It has a swanky kitchen, a cozy living room, and a master suite complete with a whirpool. One of the bedrooms also has a skylight, which is just too adorable. There's also a backyard hot tub and sauna, though no word on if you have to share it. Oh, and there are views. <p><strong>Dogpatch:</strong> If you and your roomies are Caltrain commuters, this place is for you. <strong>For $4,500 you'll get 4-bedrooms and 1.5 bathrooms</strong> on 22nd and Tennessee. The kitchen is gorgeous with new appliances and hardwood floors. The rest of the unit has "new carpet" which looks a little drab but you may never notice. Te unit has a small deck but there's a shared backyard in the building. The T-Third Mni line is close by (in addition to the aforementioned Caltrain), as well as a nifty bike line along Illinois and the waterfront, so commuting is a breeze. <a href="http://sfbay.craigslist.org/sfc/apa/3761990279.html">[craigslist]</a></p>

<p><strong>The Mission:</strong> Ah, the Victorian flat share in the Mission, we thought you were a thing of the past. This <strong>3 or 4 bedroom, 3 toilet flat can be yours for $4,980</strong>. Yes, technically it only adds up to 1.5 or maybe 1.75 baths, but you can't go wrong with 3 toilets in a house share, even if it means developing a shower schedule for the morning. There are four bedrooms if you don't want a living room, and there is a "bonus room" off the kitchen if you just wanted to throw some bean bags and a lava light down and call it a day. The views alone are seriously sexy, but the apartment itself isn't bad either with lots of natural light and hardwood floors. The building allows pets and includes shared laundry and private storage. <p><strong>Russian Hill:</strong> We love this <strong>1 bedroom for $2,800</strong> for its floor-to-ceiling windows that really take advantage of its views of Fisherman's Wharf. The kitchen looks small, and the living space is a little dark, but there is a fireplace, and the unit has hardwood floors everywhere but the bedroom. The roof deck here is shared, but well-equipped, and the building includes laundry, storage, and basic cable (!). <p><strong>Mission:</strong> The Mission is known for being flat, so it's rare to find an apartment with views. The kitchen has been redone with a different, more red hardwood, to match the counter-tops, and lots of nice appliances, including a dishwasher. <p>This <strong>2-bedroom for $2,995</strong> is one of those where the dining room is serving as a second bedroom, with a closet in the hallway. We love it for the location on Lombard by the park, in-unit washer and dryer, and shared backyard. Inside the unit there are really nice hardwood floors, a fireplace, and some decent-looking carpet in the bedrooms. The kitchen is a little dated but has tons of cabinets and a lot of room. <p>Across the street from North Beach Pizza on Grant, you'll find this <strong>2-bedroom for $3,295</strong>, so it's right in the thick of things. There's also talk of a private patio or balcony, but we're assuming that's for larger units. <strong>For $1,775 you're getting a nice, if small, studio</strong>, with new and modern fixtures and features. <p><strong>Noe Valley:</strong> This <strong>studio </strong>is blissfully shown by appointment only, which means no standing in line with the many Silicon Valley bus-riders who will surely be interested. It's<strong> $1,875</strong> and overlooks a tree-lined street, giving you privacy and something to look at besides your neighbors across the way. There's also a perfectly lovely garden to share with your other studio-dwellers in the building. We also love the large closet and the dark wood trim. In the unit itself, you'll get your own washer/dryer, fancy stainless appliances, and lots of light. <p>When you think of "SoMa loft" you probably have a picture of this <strong>1 bedroom loft on 4th and Brannan</strong> in your head: exposed concrete, floor to ceiling windows, high price tag. Yes, <strong>$3,900 a month</strong> is a lot to spend even if it is 1,100 square feet. The kitchen and bath are both beautiful and high-end, though lacking natural light. The custom closet is bigger than most SF bedrooms and probably way more functional. <p>The Clocktower building is fairly recognizable around SoMa and this <strong>1 bedroom plus den</strong> will make an impression as well. First on your wallet, at <strong>$5,900 per month</strong>, and then elsewhere with its stylish interior. The open kitchen with concrete floors leads out to a living room with floor-to-ceiling windows on two sides. There's a cute little book nook up a spiral staircase with built-in shelves, and the bedroom loft is accessed near the entrance. The location is closest to the ballpark as well as some good restaurants and bars in the area. No parking or laundry, but there is secure bike storage and the management pays for about one hundred different kinds of recycling. <p><strong>The Sunset:</strong> In true room-sharing form, we bring you this 2-bedroom plus sun room in the Sunset. So yes, someone might not get a bedroom, but this is the most affordable option for everyone getting their own door at $2,700. We love that it has 1.4 bathrooms -- the .4 is for a lonely toilet in a room by itself, which usually fulfills a single purpose in a home with multiple fiber-eating adults. What's nice is that even though you'll be giving the sun room up, you'll still get a full living room (with fireplace) and dining room, so it shouldn't feel like a big sacrifice of space in return for another person to pay the rent. The patio area looks a little sad, but that's made up for by lots of options in a great neighborhood. <p><strong>Buena Vista:</strong> This 3-bedroom apartment for $3,850 is up near Buena Vista Park, nestled in-between Lower and Upper Haight. It's been recently remodeled: nice hardwood floors, new paint, and new appliances. The building is swanky, and there's storage and parking available, as well as a new laundry room. <p><strong>The Mission:</strong> No post about apartments great for roommates would be complete without a listing in the Mission. This building has several 3-bedroom, 2-bath units, ranging from $4,000-4,500, with the lowest priced unit on the ground floor. It's on 18th at Capp on the Eastern side of the Mission, so close to transportation options and great food options like Gracias Madre and Yamo. Also, Duc Loi would be your local supermarket, which means you'll be cooking up tasty grub in the nicely remodeled kitchen in no time.
