Renovated Noe Valley Victorian Lands On Market for $3.4M

Sleek new look for Noe Valley charmer

This sweet three bedroom, three and a half bath Victorian at 825 Alvarado was renovated with all the contemporary touches: a sweeping floor plan, loads of natural light from added widows, wood-finish galore, radiant heat, solar panels.

The listing calls it a Queen Anne, but at best, it has remnants of its former glory as a Queen Anne. That’s about it. Nevertheless, an inarguably gorgeous house.

It also has some unique touches. Like a wallpapered archway.

The listing says it's located on the "most covetable block in Noe Valley": Alvarado between 22nd and 23rd Streets. But is it? It's fabulous, sure. But it's high up on the hill. Which is nice, unless you're a diehard pedestrian. If we had to choose a choice Noe Valley block, it would be closer to the shops on 24th, but once removed. Maybe a nice contemporary pad on Sanchez and 23rd? Or perhaps a classic gem on 27th? One person's treasure is another person's daily trudge up a hill.

Anyway.

The last time this home sold was back in 1999 for $550,000. This weekend it starts at a cool $3.49 million.
