San Francisco Rent Comparisons: What $8,000 Gets You

Welcome to Curbed Comparisons, a regular column exploring what you can rent for a set dollar amount in different neighborhoods. Is one person's studio another person's townhouse? Let's find out. Today's price: $8,000.

↑ A tip for those who frequently compare with us: The Castro listing usually wins, so we'll start with this three bed, three bath, 2,200-square-foot penthouse on 16th Street, with dramatically slanted ceilings for $7,950/month. Those ceilings are 22 feet high and studded with 18 skylights (!), but there's still enough room up top for a separate loft. If that highly singular skylight total sounds familiar, it's because this one crossed our radar once before, but since then they've knocked nearly $1,000 off the rent, so it's back for another round.

↑ Okay, so 2,200 square feet is pretty good, but if roominess is your paramount demand then you'll want to get in line for this West Portal number, a three-bedroom, two-bath house near Sherwood Forest, offering 3,115 feet for $7,995/month. We're looking at big, open space with so much shiny hardwood flooring, you could roller skate should the mood strike. Even the foyer has a walk-in closet (because who knows how many coats your guests are going to be wearing?). No word on pet policy, sadly.

SoMa condo listings are sometimes obligatory, but today's is a real beauty care of Mint Plaza. It comes with polished concrete floors and weird but cool sliding glass and metal interior doors. Twelve-foot ceilings open onto exposed brick and plaster and concrete, and there's an 800-square-foot deck, which we'll remind you is bigger than many folks's entire homes (and in fact is almost as big as this one). Two bedrooms, two baths, 1,000 square feet, $8,000/month even. Allows both dogs and cats.

↑ Here's an $8,000/month house in Monterey Heights with something of an identity crisis: In the last week it's been listed as being in West Portal and in "North St. Francis Wood" as well. Wherever it lands, it's four bedrooms, three baths, and 3,000 square feet, with a classy, understated style and exterior balconies. Pets are "negotiable," so bring your game face.

↑ Wrapping things up, we've got a remodel in Bernal Heights (on the St. Mary's Park side of things) with a floor plan so open it appears to be allergic to interior walls, and nice, wide, sunny windows taking up nearly half the curb frontage. Four bedrooms, three and a half baths, 2,430 square feet, with two pair of French doors, a two-car garage, and a rumpus room downstairs. The kitchen island even has a built-in wine fridge. Fabulous. $8,000/month.
