We've been following Potrero 1010, the 453-unit complex at the corner of Seventh and 16th streets, since it was just a big, empty expanse of cracked concrete. Now, the Equity Residential-developed building is nearly complete and has started leasing, and the rents—while not exactly cheap—aren't heart-stopping, either, at least for San Francisco. Studios, which come in at 441 square feet, can be had from $2,750, well below the $3,315 ask at Hayes Valley's new Alchemy by Alta.
There are also some studios with separated bedroom areas starting at $3,200 per month. One-bedrooms range from $3,325 a month for a 674-square-foot apartment to $4,225 a month for a huge 1,032-square-foot one-bed with air-conditioning, a den/study, two balconies, and a view of the city skyline. Two-bedrooms start at $4,550 a month and go up to $5,100, although there are a few options with patios and balconies for which pricing isn't available.
Move-ins are currently scheduled for mid-March. When the building is complete, it will include the new public Dagger Park, as well as amenities like a gym, a resident lounge, and "maker space" where residents can "pursue DIY projects and the desire to create." The complex is in Potrero's industrial flatlands, surrounded by warehouses and across the street from the freeway and a large homeless encampment that pops up frequently. But it's also a flat walk to the Potrero Whole Foods and much of the Dogpatch, and not far from Caltrain.
