Huge, Sexy Condos Proposed for Site of Franklin St. Sex School

The area of Lower Pacific Heights around Pine and Bush Streets has, in its past, been characterized primarily by cars. There is fast-moving traffic in every direction, from Van Ness to Franklin to Pine and Bush themselves, and the neighborhood is part of the old Van Ness automobile district. Lately, however, the area seems to be something of a development hotspot, and yet another shiny new building was just proposed on what is now the site of the Institute for Advanced Study of Human Sexuality.

The lot, which sits halfway between Bush and Pine, is now home to a low-slung building housing the school—an unaccredited, for-profit institution that grants degrees in fields like sex therapy. If the building moves ahead, it would join neighbors like the Rockwell, 1450 Franklin, and 1545 Pine, which just started construction closer to Van Ness. But this building would hold just seven huge, full-floor condos from developer JS Sullivan. A restaurant would sit on the ground floor, according to documents submitted to Planning.

Early renderings from architect Alan Tse show lots of glass and angles. The project is still in its very early stages, so plenty could still change.
