During a week when temperatures shoot into the 90 degree territory, a San Franciscian's mind turns to warm-weather features such as pools and yards. The latter is what drew our attention to 1530 12th Ave., a sweet Sunset property with (pardon the expression) a big backyard, a nice lower deck, and a rooftop deck in waiting.
There is so much to love about this three-bedroom, two-bathroom, 1,650-square-foot house. There's that tantalizing lawn (which, apparently, hasn't been denied water during the drought) with a deck where you can sit and admire it. The top story (a remodeled attic that contains a bedroom, bath, and office/playroom) has rooftop access. The stager has stationed a couple of deck chairs on the asphalt roof and the listing promises Golden Gate Bridge and downtown views—but with no guardrail, what could be a stunning outdoor space is merely a suggestion.
Throughout the house, there are period details that blend with modern updates in the kitchen and baths. The listing agent has included a charming turn-of-the-20th-century photograph that shows a large family gathered on the steps of the house as it was then: a smaller, but highly ornamented Victorian. Now, it's ready for the next generation (or maybe more than one, given it's RH-2 zoning means two families can live here).
