Is it really possible to still buy a property for under $500,000 in the Mission? Generally the answer to that question is a firm no, but a rather cute one-bedroom TIC on Shotwell Street is now on the market looking for just $499,000. Of course, given the tendency of everything in San Francisco to sell for more than asking the property may still very well end up with a sales price above the $500,000 mark. Even if it does go for over asking, it is one of the neighborhood's most affordable properties. It's also genuinely charming, with big windows, a tiled fireplace, and a pocket door separating the two main living areas.
The kitchen is simple but fairly new, with granite countertops and stainless steel appliances. It doesn't, however, appear to have a dishwasher, which is a bit of a downfall. There is a little back porch to be used just by this owners of the unit on offer, but laundry is shared with the upstairs neighbors. No parking is available, but the property sits in the heart of the very walkable Mission. HOA dues are a minimal $350 per month.
