A seven-story building called LuXe has been under construction on the edge of Pacific Heights since early last year, but few details about the project have been forthcoming. Now LuXe's 34 condos are ready to start selling, and some very spacious floor plans have been released. The building itself stands at 1650 Broadway, between Van Ness Avenue and Franklin Street. It includes a two-story lobby, a community meeting and gathering room, and landscaped patios and terraces. Units will have custom kitchens with mobile islands and Italian porcelain tiles in the bathrooms.
Many of the city's newly-built condos are fairly small, so the floor plans at LuXe stand out for their size. There are nine one-bedrooms, the smallest of which clock in at 816 square feet. Even the most diminutive of the condos include a separate den and office, an attached outdoor patio, and one and a half bathrooms. The larger one bedrooms have 899 square feet, two full bathrooms, and a balcony.
There are ten two-bedroom condos at LuXe that range from 1,040 square feet to 1,121 square feet. All have two bedrooms, two bathrooms, and a balcony.
The building has 11 three-bedrooms, all of which have two and a half bathrooms. One has two patios, while most versions come with a balcony. The square footage hasn't been released on all of the three-bedrooms, but those that do show their size range from 1,487 to 1,943 square feet.
Finally, there are two top-floor penthouses, each bookended by two huge terraces. Both are advertised as being "zinc-clad" and "similar to the roofs of Paris."
Pricing hasn't been released for any of the units yet, but given the size of the units and the location of the building, there is no doubt that it will be very, very high.
