Modest Bernal Flip Goes From Short Sale to $1.189M Home

New, 1 comment

Back in 2012, 34 Porter Street was one of the least expensive houses for sale in Bernal Heights. The short-sale property was asking $500,000, and there was just one photo available of its exterior and no listing information. It ended up changing hands for $440,000 in February 2013, and then again for $678,000 in June of that year. Unsurprisingly, it was snapped up by a flipper who has given it a makeover and put it back on the market for $1.189 million. Given the propensity of Bernal properties to sell for way over asking, we wouldn't be surprised if this places ends up selling for double its last price.
The house now has three bedrooms and two bathrooms, an upgrade from the two bedrooms and one bathroom that it had when it last sold. The renovation isn't really a typical high-end flip. For one thing, there are still walls that divide up the space into a living room and a formal dining room. The old brick fireplace has been rehabbed, not replaced, and there's no fire pit in the backyard. Instead, the home has stayed fairly modest even as its price has soared into the seven figures.
