Just over one year ago, the big lot at the corner of Seventh and 16th streets in Potrero Hill was just a big, empty expanse covered in cracked concrete. Now, a 453-unit development run by Equity Residential is well on its way to completion, and the project has a new name and a date for preleasing. The David Baker-designed complex is now known as Potrero1010, and it will begin preleasing in October for December move-ins. Renderings of the stamped-concrete and wood exteriors set against an acre of parkland provide a closer view of what the building will look like in just a few months.

The two-building complex consists of a flatiron building at the pointy part of its lot and a long building that runs down Seventh Street, adjacent to the elevated freeway and the Caltrain. A midblock mews lined with palm trees will mix in storefronts. Potrero1010 sits in the industrial flatlands of Potrero but is a quick, flat walk to the Potrero Whole Foods and most of the Dogpatch. At the center of the complex, the public Daggett Park, designed by CMG Landscape Architects, will hold three silhouette Mission Marsh Bears by Adriane Colburn as public art, and there will be approximately 7,000 square feet of production/distribution/repair (PDR) space along with the project. According to David Baker's project page, 20 percent of the complex's rentals will be below market rate.
The buildings themselves will have maker space for their residents to "pursue DIY projects and the desire to create," along with a host of other amenities like a gym and a resident lounge. Although it draws its inspiration and even its color palette from the neighborhood's warehouses, the development is about to play a major role in transforming the industrial character of its immediate surroundings.
