What $2,800/Month Rents You in San Francisco

Welcome to Curbed Comparisons, a column that explores what one can rent for a set dollar amount in various San Francisco neighborhoods. Is one man's studio another man's townhouse? Let's find out! Today's price: $2,800.

↑ Check out this 700-square-foot townhome asking $2,850 in Ingleside if you want a proper one-bedroom plopped in the middle of Park Merced. It's just steps from Lake Merced and the grounds have trees, lawns, and courtyards. The townhome leaves a lot to be desired (there's carpeting throughout), though we are really loving the spacious kitchen—especially the gigantic window above the sink. The rental's pet friendly, has parking, and there are laundry facilities on the property.


↑ Where Laguna and Hermann streets meet Market Street in Hayes Valley is a rather iconic art deco building that used to house the now shuttered Orbit Room on the ground floor. On the sixth floor (which is the top floor) is a 513-square-foot studio that's asking $2,795. The apartment has hardwood flooring throughout and two walk-in closets. The kitchen is tiny and sterile—white cabinets and white appliances—but has enough storage. There's laundry in the building and cats are allowed (sadly, no dogs), but parking isn't included.


↑ A two-bedroom in-law apartment in the Central Richmond is available for $2,850. The kitchen's newish and has stainless steel appliances, but there's no dedicated eating area so you'll have to use the carpeted living room. The layout of the apartment's a bit odd—one of the bedrooms appears to use a sliding glass door in lieu of a normal, swinging interior door. There's laundry shared with the main house, but sadly no pets are allowed and parking isn't included.


↑ If you want to be in the middle of all the action, this large studio on Union Street at Octavia Street in the Marina is what you're looking for. The studio is renting for $2,795 and has a few pretty impressive perks, including a private washer and dryer room and a small deck. It's also on the quieter side since it's in the back of the building. Street parking only, cats are OK but no dogs.


↑ This one-bedroom asking $2,750/month is nestled into the hills of Cole Valley. The kitchen is cramped and uninspiring and there's carpet throughout, but we can't help but be taken by the panoramic view of San Francisco seen from the many windows lining the walls. The apartment is on the top floor of an eight-unit building and has laundry on-site and a dedicated parking spot. Sorry, no pets.
