One of the biggest rental buildings under construction in the city is the 40-story high-rise Jasper that will soon crown Rincon Hill with 320 new apartments. The amenity-laden tower, which comes from Crescent Heights, the same developer as Mid-Market's notoriously expensive NEMA, has just released pricing, and rental rates are as sky-high as the building itself. There is one studio available for the relatively affordable price of $2,970, but prices soar from there to a rather unbelievable $4,295 for a studio—yes, a studio—with its own terrace.

In the building, designed by HKS Architects, with interiors by Stanley Saitowitz, one-bedrooms range from $3,835 for a 619-square-foot option up to $5,335 for a spacious 1,218-square-foot floor plan. Two-bedrooms start at $5,552 for 1,198 square feet and top out at $6,943 for 1,196 square feet with a terrace. Three-bedrooms can be rented for a low of $6,209 and a high of $7,637. Move-ins are slated to begin this fall.

Like Nema, Jasper will be absolutely filled with amenities. All apartments come with high-end appliances and a full-size washer and dryer, but it's the building features that are the real selling point. There is an in-house movie theater, an indoor/outdoor pool, a high-end gym, and numerous conference rooms. Food delivery storage, a dog wash and grooming station, and on-demand car wash and detailing services mean that residents have everything they need for convenient living on-site.

Many of the units also have fantastic views, and prospective renters can click on every individual unit offered up on Jasper's official site to see the view from every apartment currently available. So is there a phenomenal view from that $4,295 studio? Well, it's of … some telephone wires and an adjacent building.
