Self-Styled 'Precita Painted Lady' Lists for $1.079M in Bernal

Despite its compact size, the minty green Victorian at 678 Precita Avenue has the kind of generous details—wide wood trim around windows and doors, gleaming wood floors, and a carved-wood white bannister—that imply a much grander home. It's got three bedrooms, two bathrooms, and 1,300 square feet, and, from the looks of things, is in lovely shape. The list price is a bit below the neighborhood median list ($1.139 million, per Redfin), perhaps because the property sits across from a gas station right at the end of Precita, where it meets Cesar Chavez. There's a tranquil Zen garden out back, but the view out front is less idyllic.

Fitting three bedrooms into 1,300 square feet means compromise, of course. What appears to be the master bedroom is very narrow, though it has a lovely peaked ceiling and lots of built-in shelving. The third bedroom is quite diminutive, unless we're actually looking at an office set up with a twin bed, in which case, fine. The kitchen's also compact, with not a lot of work surfaces, and could use a bit of rethinking. The bathrooms have been updated, but they still hang on to their Victorian appeal with geometric tile, cheerful paint, and, in one bath, tall white wainscoting.

The property website leans heavily on the Victorian charm with the self-assigned nickname Precita Painted Lady. And yeah, we're kind of buying it. Despite the not-ideal address, the $1.079 million list price strikes us as the greater fiction.
