It looks modest from the street, but opens up into a generous interior with artworks built in and one of those skillfully done patios that feels more like an interior than the outdoors. The home's prime location on Presidio Terrace virtually guaranteed that it would land an offer way over asking, and that price is an even $8 million.

The skinny: This Pac Heights six-bedroom was on the market all of eight days before a buyer snapped it up for $100K over asking. Built in 1922, the home's got lovely arched windows, honey-hued wood floors, and a powder room that can only be described as super-toile.

The skinny: The full-floor co-op at 2298 Pacific has undergone a small transformation since its last sale, in February 2013, for $2,212,500. At the time, it had dark wood floors and a neat but somewhat antiseptic white kitchen with black-and-white checkered floors and dark-grouted countertops that wouldn't be for everyone. Post-sprucing, the wood floors look to have been refinished and stained a lighter shade, and the kitchen is sporting a more traditional palette with wood floors and butter yellow paint. The sellers got an extra $1.63 million and change for their troubles.
