Russian Hill's Royal Towers has long been one of the city's most expensive, prestigious co-op buildings. Earlier this year, a very fancily remodeled two-bedroom in the building asked $10.5 million, and last December a penthouse in the building was available to rent for $84,000 a month. The latest two-bedroom to go up for sale at Royal Towers hasn't yet gone through a modern overhaul (no white oak floors or soaking tubs!) but it's still asking a very grand $7.95 million. The highlight of the unit is its master bedroom on the northeast corner with floor-to-ceiling glass windows looking out on the bay.
The unit also has a big, carved working fireplace, an outdoor terrace, and a gallery for art. There is a sizable office space that has the potential to be transformed into a third bedroom, perhaps making the big price a little easier to swallow. HOA dues come in at $3,877 per month, plus one-twelfth of the annual property tax bill. They cover amenities like 24-hour doorman service, a Pilates studio complete with reformers, and two garage parking spaces. For those who love the building but can't cough up nearly $8 million, a smaller two-bedroom on the 12th floor also just went up for sale asking a much more reasonable $2.295 million.
