The skinny: When this oceanfront fixer landed on market last month seeking $6.298 million, we thought it was overpriced. Well, buyers couldn't have disagreed more, because seven offers came in, and we hear two of them were in reasonable spitting distance of the winning offer of (let us pause here to say WHOA) $11 million cash. All that fuss is not over the horrendous kitchen, but the extremely well-located backyard, which is pretty much on the ocean, a relative rarity in this town. The mini-bidding frenzy pushed the price up to a bonkers $3,068 per square foot.

The skinny: Back in 2012, flippers scooped up this pretty Beaux Arts triplex rental building and proceeded to turn it back into a single-family home, adding $4.95 million to the asking price. Their plan worked, and the newly recombobulated home got just a smidge over asking after spending about six weeks on the market.

The skinny: Despite a prestigious location along the Presido Wall (and putting green access), this home has bounced on and off the market quite a bit. It took some price chops after listing in 2008 and again in 2012, before finally selling for $3.66 million. Since then, the home has undergone a renovation that lightened up the interiors and installed a far-fancier kitchen and the latest in the swanky bathroom department. All that sprucing brought the ask up to $6.495 million, every cent of which—plus about 18.5 million more cents—the sellers got.
