Very expensive, very fancily renovated Russian Hill condos and co-ops are now officially becoming something of a trend. First there was the $7.5 million three-bedroom at 1070 Green Street, followed by the $10.5 million two-bedroom at Royal Towers. Now, the latest to hit the market is a $9.95 million co-op at 945 Green Street. The unit last sold as a four-bedroom back in 2012 for $4.98 million, a price that didn't quite reach its big $5.75 million ask. Since then, it has been completely rebuilt and is now looking for almost exactly twice its previous price. There are two master suites, a bonus third bedroom, and three and a half bathrooms. The formerly staid, old-fashioned chandeliers and plush interiors have been ditched in favor of sleek, modern everything.
According to the brokerbabble, the unit has been "reconfigured to … showcase art." The formal dining room has a silver-gilded ceiling, and the views are, of course stunning. Even the glass-enclosed shower has views of Alcatraz, which is luckily far enough away to keep the prying eyes of tourists from looking right back in. The wood-paneled walls, white carpeting, and black-and-white striped bathroom and closet of the co-op's previous incarnation are all gone.
The HOA dues are massive, at $4,952 per month, but two parking spots do come included. Buyers who fall in love with this reimagined co-op take note: all potential residents need to be interviewed and approved by the building's board before the purchase of the property can be completed.
