Is $3,000 per square the new normal for the top of Russian Hill? Last week, a very fancy flipped condo on Green Street in Russian Hill listed for an astronomical $3,054 per square. It has now been topped by a two-bedroom co-op at the always-pricey Royal Towers at 1750 Taylor Street. The unit, which has three and a half baths and 3,318 square feet of space, is on the market asking $10.5 million; that puts it at an even more stunning $3,164 per square. Like last week's offering, the Royal Towers property has been recently taken down to the studs and reimagined with an open floor plan that capitalizes on floor-to-ceiling windows and views in every direction. Alcatraz is among the first things on view as you walk into the unit, and Coit Tower appears to sit practically in the backyard.
In a unique twist, the co-op comes completely furnished. According to the brokerbabble, most of the furniture was custom-made for the space. It does work perfectly with the walls and ceilings, which were painted to "imitate the effect of a finely crafted Venetian plaster and the color of the Bay on a foggy day." The building itself comes with a doorman, a gym, a heated pool, and parking. HOA dues aren't included in the listing, but we're sure they're sky-high.
