Unchanged Filbert Steps Home Climbs $745K in Telegraph Hill

The two-bedroom home at 305 Filbert Street is set in one of the city's most enviable locations, just off the Filbert Steps in Telegraph Hill. It has views of the bay, a magical garden setting on the steps, and clean, open living spaces. The property, which was built around the turn of the last century, was remodeled down to the studs before hitting the market in 2013. Last April, a buyer snapped it up for $2.75 million, only to turn around and put it back on the market this week. It doesn't look as if very many changes have been made, but the price has jumped by $745,000 to land at $3.495 million.

The home underwent that big renovation before its current owner bought it, so there wasn't much left to be improved on. The back patio has been lightened up with a coat of white paint across the back of the house that replaces the previous brown, but otherwise the house appears almost identical to its sale condition last year. There's a floor-to-ceiling marble fireplace in the living room and lots of big windows with views of the bay or the back gardens. Given its location, there is, of course, no parking on-site, but there is an off-site leased garage spot that comes with the property but costs $350 per month.
