What $2,900/Month Rents You in San Francisco

Welcome to Curbed Comparisons, a column that explores what one can rent for a set dollar amount in various San Francisco neighborhoods. Is one man's studio another man's townhouse? Let's find out! Today's price: $2,900.

↑ $2,750/month will snag you this charming top-floor one-bedroom in Nob Hill. The apartment features a stellar view from the front bedroom, hardwood floors, and lovely wainscoting in the living room. The kitchen is reasonably sized, but has some oddly mismatched cabinets and an older fridge. The unit doesn't come with parking, and pets are strictly prohibited. The listing makes no mention of a washer-dryer, so we assume you'll be needing to hoof it to the nearest laundromat.

↑ Also under budget at $2,750/month, this one-bedroom Downtown feels pretty airy, with a tree-filled bay window and wood floors. The bedroom and living area are separated by French doors, and the bath has a clawfoot tub. But the kitchen's sort of cramped, with skimpy counter space around the stove. Parking, should you need any in this neighborhood, is street only, no pets are allowed, and the listing makes no mention of laundry, so we're assuming the worst.

↑ This one-bedroom in the Mission is right on budget at $2,895/month. The apartment isn't huge, but it's newly renovated, and very well located. Though there's no parking, a stack washer-dryer is located right in the unit. Pet owners, rejoice: cats and dogs under 40 pounds are allowed for an additional pet rent of $75/month.

↑ At $2,850/month, this two-bedroom just on the outer edge of the Central Richmond has plenty of space, and lets in lots of sunlight—yes, the Richmond is sunny sometimes! The unit features hardwood floors and French doors, but the bathroom and kitchen look a tad dated. A parking spot is available for an additional $150/month. Pet owners are encouraged to scram, however. There's no mention of a washer-dryer, but there are plenty of laundromats over on Clement.

↑ This brand-new one-bedroom at SoMa's 788 Minna clocks in at exactly $2,900/month, and is chock-full of amenities. The apartment features hardwood floors, an open floor plan, a fireplace, and in-unit laundry. Renters also have access to a protected garden terrace with patio seating. Parking is available for an additional $300/month. The building has a flexible pet policy, but requires both pet rent and an additional deposit.
