New state legislation could be proposed to put more restrictions on short-term rental sites like Airbnb, VRBO, and HomeAway. The California Apartment Association, a trade group representing apartment owners, wants short-term rental sites to give tenants sterner warnings that subletting their apartments could violate their leases and lead to eviction. The group also wants tenants to carry their own liability insurance if they sublet—a measure that San Francisco has already adopted on a local level.
