The skinny: This large three-bedroom condo at the Ritz-Carlton Residences was approaching the home stretch of sitting on the market for a year, but someone did finally snap it up, after a pricechop to $2.7 million smoothed the way. The brokerbabble promises $400K of upgrades, including loads of marble in the kitchen and herringbone plank floors, plus silk carpet in the bedrooms (so much better than … viscose?). All requisite Ritz-Carlton amenities are in effect, because, yikes, HOA fees stack up to $2,820/month.

The skinny: OK, so this listing at the St. Regis is basically a mystery. No recent photos are in evidence, leaving us to grope around in the quasi-darkness left by the brokerbabble's not-super-adequate word-pictures: wide foyer, limestone window benches in the living room, "floors of marble." The images above are from two sales ago, in 2007, and were taken by a person we'll just imagine was standing on the shoulders of the 24/7 butler.

The skinny: This remodeled three-bedroom just around the corner from Glen Park Village listed on January 15 and promptly went into contract less than two weeks later. Built in 1921, the home last sold in 2006 for $1.3 million—making the new sale price a nearly $1 million bump. The dining room is packed with wainscoting, but the rest of the home is more modern and stripped-down looking. The recently refinished floors are beautiful, though, and there's a decent-size backyard with a hot tub and an outdoor fireplace.
