What $3,800/Month Rents You in San Francisco

Welcome to Curbed Comparisons, a column that explores what one can rent for a set dollar amount in various San Francisco neighborhoods. Is one person's studio another person's townhouse? Let's find out! Today's price: $3,800.

↑ This one-bedroom, one-bathroom apartment asks $3,800/month and is in a handsome Mediterranean-style building in the Marina(2701 Van Ness Ave.); thus it has period details like arched doorways, shelves, and even a shower. It also has a lot of windows that let you enjoy lovely Golden Gate Bridge views (and there's more of the same from the shared rooftop deck). All that aside, the listing promises three walk-in closets, a formal dining room, and a contemporary kitchen. There's parking and laundry in the building, no pets are allowed.

↑ Here's a two-bedroom, two-bathroom apartment in the Inner Richmond that has just been remodeled. The listing advertises "one month free," noting that when you move in, you pay the first month's rent (it asks for $3,800/month) and the security deposit ($3,800), and then "your second month's rent is FREE." Come-ons aside, it's a nice space (although we aren't crazy about the carpet) and the kitchen looks new. It's 1,130 square feet, which is a nice size. Parking costs an extra $150/month. There's a shared laundry and no pets are allowed.

↑ Next up, a two-bedroom, two-bathroom apartment in Ingleside at Park Merced. This is a large development, and it offers amenities like resident services and a dog run. This is described as a penthouse unit, so you get some San Bruno Mountain views. The kitchen has stainless steel counters and a dishwasher. Dogs and cats are welcome, there's laundry in the building, and detached parking.

↑ Another Marina offering that caught our eye is a one-bedroom, one-bathroom apartment on the top floor of an eight-unit building and wants $3,750 per month. This one also has some charming details, such as pretty molding in the main rooms. There's also a bay window in the living room and nice hardwood floors. The compact kitchen has a dishwasher. There's no laundry in the building, although the listing promises a laundromat around the corner. Cats are OK, but dogs aren't welcome outside of service animals. A single parking space is available for $300/month.
