Proposed SoMa Co-Living Building Now Normal Apartments

The last time that we checked in on developer Build Inc.'s plans for 1532 Harrison in Western SoMa, plans called for a co-living building with 235 small private suites clustered around 28 shared living spaces. A lot has changed since then. There were always two plans for site: the co-living option, or a more conventional set of studios, one-, two-, and three-bedrooms. Last week, the Planning Commission approved the latter option, which will see 136 rental units built across three 65-story foot buildings.

According to Hoodline, the department increased height limits for the site from 55 feet to 65 feet in exchange for the construction of 16 percent below-market-rate units instead of the required 12 percent. That lets Build Inc. create 15 more units than they otherwise would have been allowed. Construction is expected to kick off in mid-2016 and be finished within 18 to 20 months. Build Inc. is also hoping to build the Eagle Plaza public space alongside the development but will have to head back to the Planning Commission for approvals on that part of the project.
