8 Octavia Listing Lands, Sets Price Per Square Foot Record

When we toured local starchitect Stanley Saitowitz's much-awaited 8 Octavia last month, we expected to see prices topping $1,000 per square as listings hit the market. Well, now unit 608 has landed, and this 2-bed, 2-bath, 1,001-square-footer is asking $1.385M, or $1,384 per square. That figure is over and above the $1,321 that a resell in the sought-after 300 Ivy brought back in March, making it the highest listed price per square foot in the history of Hayes Valley. Before 8 Octavia entered the picture, $1,321 appeared to be the ceiling for condos in Hayes Valley. (Though 8 Octavia's borderlands status on Market complicates such comparisons, it's a tall stack of dollars no matter where you're standing). We'll be on the lookout for the first 1-bed offering, which presumably will go even higher.

Unit 608 looks kind of stagey, but it's not the same one we saw on the tour—though it could be just a different model unit. Two beds and two baths are a lot to squeeze into 1,000 1,001 square feet, price notwithstanding. Who's to say, though? Maybe that extra square foot is what commands the big bucks.
