Outdoor amenities at newly built condo and rental buildings in San Francisco have become a big deal. Roof decks with spots to grill and gather are practically standard-issue, while some properties have installed outdoor pools and cabanas. We've pulled together a list of 10 of the buildings with the best outdoor spaces around the city, from the butterfly garden at 38 Dolores to the saline lap pool at NEMA.
38 Dolores, The Mission
This new rental building is a super-green building, and its common rooftop is no exception. The butterfly habitat filled with Mission Blue, San Bruno Elfin, and Bay Checkerspot butterflies is its most famous feature and "represents the sustainable lifecycle at the core of 38 Dolores' philosophy." There's also an outdoor living room complete with grills, a fire pit, and a sprout herb garden.
AVA Nob Hill
AVA's Nob Hill location features an "outdoor chill space with lava heat" for cooler nights. There's a dog run, as well as a picnic area with grills. Lights strung overhead set the mood. It's a rental complex.
Eaves, Diamond Heights
Eaves is a slightly lower-priced rental complex with a heated swimming pool and a leafy picnic area. Its perch up in Diamond Heights means that there are outstanding bay views. It's almost always on our heatmap of where to rent right now.
The Brannan, South Beach
The Brannan was one of the earliest San Francisco condo buildings to offer a plethora of high-end amenities. The pool area is finished with Italian limestone and sits on the second floor between two of the towers. Adjacent to the pool are a hot tub and a cabana with barbecue facilities.
VARA, The Mission
Like many other new rental buildings, VARA has outdoor space with room to grill, a barbecue, and a sunning hill to tan in the Mission's warm weather. The courtyard is so busy on weekend nights that it can feel a much like a bar as some of the actual bars down the street.
NEMA, Mid-Market
NEMA boasts three landscaped terraces and is one of the only rental buildings in the city to have a pool, which is heated (and saline). The terraces are "inspired by California's greatest landscapes," including Napa Valley, Muir Woods and Big Sur. There are outdoor TVs near the pool and Wi-Fi everywhere.
Potrero Launch, Potrero Hill
This rental building's main feature is a landscaped zen garden. There's also an outdoor Ping-Pong table and a rooftop dog run.
Paramount, SoMa
The Paramount is another luxury rental building with an outdoor pool and rooftop sun terrace. Lounges provide a place to bask in the sun, while large cabanas offer a poolside sanctuary.
Arden by Bosa, Mission Bay
Arden's rooftop lap pool is 75 feet long and is accompanied by an expansive outdoor wood deck with views of the city. There's another terrace on the fifth floor, an outdoor fireplace, and some of the most beautiful landscaping around.
Venn on Market, Hayes Valley
Yet another new rental building, Venn has a fifth-floor terrace with sweeping city views as well as a community barbecue, fire pit, and and gas heaters to keep things toasty. There's also a cocktail herb garden. Another ground-level courtyard is filled with drought-tolerant native plants.
