Telegraph Hill Penthouse Drops $400K, Slinks Back Below $6M


When the three-level, three-bedroom penthouse at 1960 Grant Avenue first listed back in February, it sought a price as high as its perch up on Telegraph Hill, asking $6.25 million. The property has 2,995 square feet of living space, meaning that the asking price put it at a stratospheric $2,115 per square. However, the recently remodeled penthouse failed to sell and went on and off the market a couple of times. It just relisted late last week with a new price of $5.85 million, a $400,000 chop from the initial ask that puts the per square price down under $2K, at $1,980 per square. That's still well above the neighborhood's median price per square foot over the last 90 days, which is $1,105. The property does boast high ceilings, seven outdoor terraces, and big windows with views of Bay Area landmarks, as well as parking for two cars. HOA dues are a considerable $2,277 per month.
