826 Valencia to Anchor Affordable Housing in Mission Bay

The influential and also pirate-themed nonprofit tutoring center 826 Valencia will open a new location in Mission Bay, in what will eventually be the storefront space of an affordable housing development set to rise on the vacant lot at 1300 Fourth Street. Back in September, the Tenderloin Neighborhood Development Corporation had emerged as the frontrunner to develop the lot, and now that they're the official pick, the group's partnership with 826 Valencia has cinched a new location for the nonprofit, which has been hunting for some time now. The planned building, designed by Mithun | Solomon, will consist of 135 units and 10,000 square feet of retail, interwoven with courtyards midblock and a two-level children's play area.

As the Chronicle notes, market-rate housing has been rising in the neighborhood faster than affordable units, and this project is a start in helping achieve a mix of housing options in the area. "The Mission Bay project gives working families who are being priced out of San Francisco one more option to stay," TNDC executive director Don Falk told the Chronicle.
