The comely Edwardian on a rather slopey part of Pierce Street in Pac Heights has a lovely street presence. Inside, the 1910 home—which underwent a modern sprucing in 2002—has high ceilings and gleaming wood floors, even if it's short on period details. There's also a pretty sweet garden terrace off the kitchen. The property last sold in 2008 for $6.25 million, so the new ask of $8.5 million is no stretch, but we have to wonder if it's as dark inside as it looks in the listing photos, despite the home having what seems like a normal amount of windows. The usual mix of orchids and potted trees isn't helping clarify the cluttered look of the staging, though (by our count) a total of nine different orchids were deployed on the job.
