What the Median Rent of $3,200 Can Rent You in SF Right Now

Welcome to Curbed Comparisons, where we explore what you can rent for a certain dollar amount in various SF 'hoods. Is one man's studio another man's townhouse? Let's find out! This week we've found five listings within $100 of the September 2014 median rental rate for a one-bedroom in San Francisco: $3,200.

↑ If a brand spankin' new (looking) apartment is what you desire, this pet-friendly one-bedroom in Hayes Valley might be for you. Sure, there are bars on nearly all the windows, but the hardwood floors are gleaming! There's also a window in the bathroom (sadly, something that is not found as often as we'd like) and laundry in the unit. No parking, and if you want your furry friends to join you they must be under 40 pounds. It's going for $3,195/month.


↑ A pretty funky and eclectic pet-friendly two-bedroom apartment in SoMa is available for $3,250/month. Want parking? It's available, but for an additional $200/month. The unit is on the third floor of a three-story Victorian; on-site coin laundry is located off of the "cozy gated courtyard."


↑ Over in the Inner Sunset $3,195/month gets you a recently remodeled pet-friendly two-bedroom. The unit's also within walking distance of the Laguna Honda Reservoir and Sutro Forest. Laundry's in the building, and if you want parking you're going to have to shell out an additional $300/month.


↑ A very gorgeous and quite quintessential San Francisco apartment in Pacific Heights is going for $3,250/month. It's a one-bedroom with one bathroom unit. It maintains the bulk of its original Victorian features, but has been updated to reflect your modern needs (like indoor plumbing). There's laundry in the building but not the unit. There's no mention of pets, but the listing does say no parking.


↑ While the exterior looks its age, the interiors of this 100-year-old building in the Tendernob have been completely remodeled. It's also the only rental on our list with a building amenity, which in this case is a pretty fabulous shared roof deck. $3,175/month gets you this one-bedroom, and it has highlights like an in-unit washer and dryer and a brand-new lacquered white kitchen. Pets are negotiable and there's parking nearby if you want to shell out an additional $350/month.
