Last Week's Three Biggest SF Sales: Very Big Bucks Spent

New, 1 comment

Listed for: $2,399,000
Received: $2,412,500
Size: 4-bed, 3-bath, 2,962 square foot single-family home
Location: 566 Kansas Street, Potrero Hill
The skinny: Considering that the median list price in Potrero Hill is $837K, this is quite the sale. That said, the median price per square foot is $853, and this abode sold for $814 per square. It had two prior appearances on the market without a sale. One in 2008 and another in 2011. It was listed for $2.399M in late June of this year and went into contract a few weeks later.

Listed for: $4,700,000
Received: $3,500,000
Size: 3-bed, 3.5-bath, single-family home
Location: 1050 Filbert Street, Russian Hill
The skinny: 1050 Filbert is a beautiful home designed by Robert A. M. Stern Architects. To get to the main house you have to pass through the guest quarters under the garage and then through the garden and across a bridge over the koi pond. That's a lot of work if you have four bags of groceries. It sold after taking a hefty price chop of $750,000.

Listed for: $10,000,000
Received: $8,800,000
Size: 6-bed, 5.75-bath, 9,125 square foot single-family home
Location: 2500 Divisadero Street, Pacific Heights
The skinny: While it didn't get the eight figures it was striving for, $8.8M isn't chump change. Especially when you consider that it last sold in 2007 for $4M.
