In Noe Valley, homes sell for about 5 percent more than they're listed, at least that's the case for the last 90 days. So, will this 2-bed, 1-bath, 936-square-foot Victorian sell for more than 895K? The median sold price for the neighborhood is about $1.8M right now, so it wouldn't shock us if it get more than its asking price. It also has a garage and a small backyard, which add tremendous value. That said, one of the two bedrooms is really tiny, and would be better used as an office or nursery.
