Noe Valley Flip Hits Market For $3.4 Million


1612 Church Street in Noe Valley went from $930,000 to $3,400,000 in less than 16 months; however, the term "flip" doesn't quite do it justice. When the property hit the market in May 2012, it was a 2-bed, 1-bath, 1,048-square-foot home that frankly looked like a shanty. The seller, who had held the property for decades (according to the listing), was asking $699,000. It sold a month later for well over asking price - $930,000 - but as a tenancy-in-common. Now, less than 16 months later, the property has undergone what appears to be a down-to-the-foundation gut renovation (if not a full tear-down), and is asking $3.4 million as a single family home. In its new form, it's a 3-story, 3-bed, 3.5-bath contemporary stunner, with 10-foot ceilings and designer finishes galore.
