After being on the market for just under a month, two units at 1100 Sacramento's ultra-luxury TIC lowered their asking prices this week, for a total reduction of $400K. The 3 bedroom, 3 bathroom in #304, one of the first three units in the building to hit the market after the conversion, hacked $100K off its original $2.595M ask. #404, a smaller unit with only 2 bedrooms and 2.5 bathrooms, cut $300K off its $2.295 list price. The bi-level penthouse in #1008, by contrast, is holding firm at its nearly $7M asking price, and the sale of #708 is pending (its asking price is $3.995M). All things considered, the price reductions bring the TIC's lower-floor units only marginally closer to earth, and the $400K loss on the list prices is only the tip of 1100 Sacramento's potentially $100M iceberg.
