Last week, we showed you what a median-priced one bedroom for sale in San Francisco looked like, based on Trulia's new data pinning that average price at $650K. Now, we're taking a look at median-priced two bedrooms, which run about $870K. Prices for two bedrooms have inflated almost as much as one bedrooms, having jumped from $750K this time last year to today's $870K. So what do these "average" properties actually look like? You tell us where you'd spend your $870K.
? In Cole Valley, this top floor two bedroom, one bathroom condo is asking $869K. Granted, it's not in a charming Victorian, but the interior of the unit is clean and does boast a wood-burning fireplace in the living room. Public records list the the unit as having 968 square feet, so it's not huge - as evidenced by the small bedrooms - but the living space includes a formal dining room, and the kitchen is roomy. HOA dues are $325/month.
? On Lake Street, this two bedroom, one bathroom condo is asking $829K. At 940 square feet, it's even smaller than the Cole Valley unit, but its building - built in 1924 - offers a bit more charm with multiple bay windows. It also has a fireplace in the living room. The bedrooms are a bit bigger and there's ample closet space, but there's no dining room. The kitchen is also a bit dated, with a separate stove top and oven, and no stainless appliances. There's assigned storage space, but the 1-car parking in the garage is rotational. HOA dues are $375/month.
? In Dogpatch, this bi-level two bedroom, one bathroom loft is listed for $849K. Located in a "historic brick & timber distillery/wine warehouse," this condo boasts exposed brick, hardwood on the main floor, and nearly ceiling-high arched windows. The kitchen, which opens on to the living room, is small and nothing to write home about, but it's got an in-unit washer/dryer, deeded patio, and 1-car parking. Square footage is 1,229 square feet and HOA dues are $439/month.
? In Noe Valley, this two bedroom, one bathroom condo in a Victorian is asking $849K. At 1,077 square feet, it's got some space, but the layout is very odd. The master bedroom opens directly onto the living room with french doors, for very little privacy. The second bedroom is tiny - much smaller than the dining room/office area, but this space opens directly onto the kitchen. There's also a bonus room that could be extra dining space or an office, off another side of the kitchen. The unit includes a washer/dryer, deeded storage and deck, and 1-car parking. HOA dues are $400/month.
? Finally, in Pacific Heights, this top floor two bedroom, one bathroom condo is asking $899K. Square footage is unspecified, but the unit looks small, and the renovations feel fairly sterile. The kitchen is tight but functional with lots of counter space and brand new stainless appliances. The living area is also small, but has a lovely fireplace. There's an in-unit washer/dryer and deeded parking. **Trulia generated this median price with a new algorithm that excludes foreclosures, short sales, and below market rate sales, in order to give the most accurate average possible.
