What was once Russian Hill's only garage is now luxury condominiums. The Garage on Hyde at 1945 Hyde St. has seven residential units and one commercial space, with the residential units ranging from 1,700 to 2,800 square feet. Two of the condos have private terraces, one with expansive views of Pacific Heights and the Golden Gate Bridge, the other with one of the largest private living walls we've ever seen. Priced between the low $2M and the low $3M, all but one of the condos is already in contract—and they aren't even completed yet. This includes the commercial unit as well. Different from most developments here in San Francisco, a few of the units are being delivered as shells, meaning that whomever buys one gets an unfinished space so they can pick out all the interior finishes themselves. You can see floor plans here. Of the 17 parking spaces, seven are for tenants, and the remaining ten are reserved for neighboring business owners who'd like to rent them, followed by neighbors who want in on the parking action. The Garage on Hyde is developed by Willis+Co and the architects are Luke Ogrydziak and Zoe Prillinger of Ogrydziak/Prillinger Architects.
