What $650K Can Buy You Around San Francisco

New data from Trulia has pegged the median price of a one-bedroom property for sale in San Francisco at $650,000. This amount is up 22.8% from last year's median price, which was $529,250. Trulia generated this median price with a new algorithm that excludes foreclosures, short sales, and below market rate sales, in order to give the most accurate average possible. We're taking a look at what properties for sale at this average price actually look like around the city. Most are small condos in new construction. Which unit stands out above the rest? In Potrero Hill, this 1 bedroom, 1.5 bathroom bi-level loft is asking $649,000. Located across the street from the CalTrain station, it offers convenience for commuters; but its proximity to the freeways may make for noise and lower air quality. The main living space is bright but the kitchen is dark. The condo is 864 square feet and the property includes a common roof deck and BBQ area. HOA dues are $460/month.


In South Beach, this 1 bedroom, 1 bathroom condo is asking $665,000. It's much smaller at 605 square feet, but offers amenities like dry cleaning, a pool, a fitness center, and valet parking. Located on the 14th floor, the unit has great light, but has a freeway view. HOA dues are $743/month.


In NoPa, this 640-square-foot 1 bedroom, 1 bathroom condo is going for $635,000. The unit has an open floor plan and an exceptionally sleek kitchen. The building has a private patio as well as access to a common roof deck. HOA dues are $379/month.


In Russian Hill, this 774-square-foot 1 bedroom, 1 bathroom condo is asking $649,000. It has a private balcony overlooking the back courtyard and a wood-burning fireplace, but is fully carpeted. Located near trendy Polk Street, the building has a common BBQ area and the unit comes with one deeded parking space. HOA dues are $604/month.


In the Castro, this 1 bedroom, 1 bathroom condo in a beautiful Victorian is asking $629,000. Despite the terrible photos, it looks like the unit has a nice, modern kitchen, hardwood throughout, and a fireplace. The unit is 765 square feet, but the living area and bedroom look small.
