The Five Least Expensive Properties For Sale in Civic Center

New, 2 comments

This week we'll be exploring the wonderful neighborhood know as Civic Center, which is mostly known for its large civic buildings (hello, City Hall) rather than its residential real estate. Boundaries are to the right, and you can click the map for a larger view. Unfortunately supply is currently low, so we're switching it up a bit and showing you the five least expensive properties currently for sale in Civic Center instead of ten. As always, we didn't include any property that has a sale that's currently pending. Let's get this party started!

5) 1388 Gough Street, #607
Asking price: $900,000
Size: 2-bed, 2-bath, 1,296 sq. ft.
Price per square foot: $694
The skinny: This is a sunny corner unit on the 6th floor of the Post International building. It has a wraparound terrace from the living/dining area all the way to the master bedroom. Building amenities include 24/7 doorman, exercise room (including a yoga studio), and landscaped areas for your to roam around. Monthly HOA dues are $902 and there's 1-car parking in the garage.

4) 368 Elm Street, #407
Asking price: $829,000
Size: 2-bed, 2-bath, 1,249 sq. ft.
Price per square foot: $664
The skinny: The listing agent's calling this unit the "penthouse corner unit." It has 12' high ceilings and a very green tiled bathing area that we're seriously swooning over. Monthly HOA dues are $463 and there's 2-car parking in the garage.

3) 1388 Gough Street, #906
Asking price: $800,000
Size: 2-bed, 2-bath, 1,290 sq. ft.
Price per square foot: $620
The skinny: This is the same building as the unit above, except it's $100,000 cheaper. Unlike the above unit, this one doesn't have a wraparound terrace. It does, however, have Brazilian oak floors in the main living areas and nice western views. Building amenities include 24/7 security, open lawn/courtyard area, gym, etc. Monthly HOA dues are $898 and there's 1-car parking in the garage.

2) 1483 Sutter Street, #704
Asking price: $799,000
Size: 2-bed, 2-bath, 1,316 sq. ft.
Price per square foot: $607
The skinny: This unit at the Sutterfield is freshly painted, has new carpet and new hardwood flooring. Building amenities include a fitness center with a sauna and outdoor hot tub, and 24/7 security. There are pet restrictions and you aren't allowed to rent out your condo. Monthly HOA dues are $660 and there's 1-car parking in the garage.

1) 368 Elm Street, #104
Asking price: $499,000
Size: 1-bed, 1-bath, 675 sq. ft.
Price per square foot: $739
The skinny: This is actually a junior one bedroom that looks a lot like a studio. I mean, we can clearly see the "bedroom area" from the living room, and there's not a wall, door or anything separating the two. It's just a nook. Anyway, this is the only condo on the list to make it into our prestigious Under 500K Club. Monthly HOA dues are $414 and there's 1-car parking in the garage.
