The Top Ten Least Expensive Properties For Sale in the Inner Sunset

About six months ago we shared the ten least expensive properties in all of the Sunset. Each of those properties have since sold (well, one's has a sale that's still pending), so we thought it best to revisit the area, or at least a portion of it. Above, the boundaries set by realtors for the Inner Sunset. Below, the top ten least expensive properties currently for sale in the Inner Sunset. An unfortunate finding: None of these properties made it into our Under 500K Club. Onwards!

10) 1515 18th Avenue
Asking price: $839,000
Size: 3-bed, 3-bath, 2,200-square-feet
Price per square foot: $381
The skinny: This handsome single-family home is packed full of charm. There's a huge living room that's being described as "magnificent" because of highlights like a fireplace with its original (c. 1930) mantel and built-in mahogany cabinets. The dining room has intricate plaster mouldings. There are only 8 photos of the property, but from what we can see the only room that's being updated is the kitchen, which has stainless steel appliances and granite countertops. The property's been on the market for 4 days.

9) 414 Moraga Street
Asking price: $828,000
Size: 2-bed, 1-bath, 1,058-square-feet
Price per square foot: $783
The skinny: This single-family home's location is ideal if you want a quiet(ish) spot with the action only a quick walk away. We love a good basement (a real rarity around SF!), and this property has one. The property's been on the market for 17 days.

8) 1405 11th Avenue
Asking price: $799,000
Size: 2-bed, 1.5-bath, 1,350-square-feet
Price per square foot: $592
The skinny: This condo is absolutely gorgeous. Pair that with the low monthly HOA dues of $225 and 2-car (tandem) parking, and we're seriously swooning. There's a great backyard with a garden that this unit shares with the other tenant (singular because this is a 2-unit building). The property's been on the market for 6 days.

7) 555 Irving Street, #2
Asking price: $750,000
Size: 2-bed, 2-bath, 1,138-square-feet
Price per square foot: $659
The skinny: This bank-owned condo's being described as "dazzling." We like the hardwood floors throughout and in-unit laundry. Monthly HOA dues are $423 and there's 1-car parking in the garage. It's been on the market for 33 days.

6) 1493 17th Avenue
Asking price: $749,000
Size: 2-bed, 1.5-bath, 1,650-square-feet
Price per square foot: $454
The skinny: This is a full-floor flat in a two-unit building. Like most of the properties above, it's absolutely gorgeous. We're especially loving the parquet flooring. There's a shared garden. Monthly HOA dues are $300 and there's 1-car parking in the garage. This property's been on the market for 3 days.

5) 318 Moraga Street
Asking price: $729,000
Size: 2-bed, 2-bath, 1,388-square-feet
Price per square foot: $525
The skinny: "Probate sale NOT subject to court confirmation," says the listing. This is a single-family home that has an occupied upper level that's rented for $1,000 a month. There's 1-car parking in the garage. There's a pink sheel toilet seat in one of the bathrooms. The property's been on the market for 12 days.

4) 1452 19th Avenue, #2

Size: 4-bed, 3-bath, 2,013-square-feet
Price per square foot: $357
The skinny: This is a 2-level top floor condo in a 2-unit building. Property highlights include a private deck and a recently remodeled kitchen. We're confused by the listing, which states "Additionally, the penthouse level w/ it's own separate entrance consists of a huge suite featuring a spacious updated bathroom w/ shower & jet tub, & two decks. The penthouse is rented at $1,200 per month." Monthly HOA dues are $100 and there's 1-car parking in the garage. The property's been on the market for 46 days.

3) 1822 9th Avenue

The skinny: This Art Deco gem hasn't been on the market in 38 years. It's a single-family home in need of some updating, especially in the kitchen. THere's a really nice rear deck that looks out onto the backyard. We should mention that this is a probate sale that requires court confirmation. There's 2-car tandem parking. It's been on the market for 31 days.

2) 46 Hugo Street
Asking price: $599,000
Size: 1-bed, 1-bath, 868-square-feet
Price per square foot: $690
The skinny: Another incredibly gorgeous condo, minus the bright yellow kitchen (an easy and inexpensive fix). We're loving the home office nook and wooden window frames. Monthly HOA dues are $250 and there's 1-car parking in the garage. This property's been on the market for 3 days.

1) 1806 19th Avenue
Asking price: $595,000
Size: 2-bed, 1-bath, 1,575-square-feet
Price per square foot: $378
The skinny: This home has a rented illegal inlaw on the ground floor. No mention of how much rent is being paid. The listing tells us the "home needs a some TLC upstairs in the kitchen and bath," which is probably in reference to the brightly painted cabinets in the kitchen. There's 1-car parking in the garage. This property's been on the market for 1 day.
