Top Ten Least Expensive Properties For Sale in the Outer Richmond

This week we headed west and stopped when we reached an ocean. We combed through the listings to find you the ten least expensive properties for sale in the Outer Richmond. As always, we didn't include any property that has a sale that's currently pending. As you can see above, the neighborhood's boundaries are 32nd Avenue to the Great Highway and Fulton to Clement streets. Let's get this party started.

10) 726 33rd Avenue
Asking price: $699,000
Size: 2-bed, 1.5-bath, unlisted square footage
Price per square foot: Unavailable
The skinny: Obviously one of the major appeals of the Richmond and Sunset districts is the close proximity to Golden Gate Park. This condo is a mere block and a half from the park. It's a full-floor flat in a 2-unit building. There's 1-car tandem parking and monthly HOA dues are nonexistent because "bills are paid as due." It's been on the market ten days.

9) 774 33rd Avenue
Asking price: $699,000
Size: 3-bed, 1-bath, 1,170-square-feet
Price per square foot: $597
The skinny: This single-family home is a few houses down from the above listing. It's been on the market 11 days. It last sold earlier this year in late February for $625,000. We're really digging the large garage, and huge backyard that has quite a bit of potential.

8) 699 36th Avenue, #408
Asking price: $688,000
Size: 3-bed, 3-bath, 1,639-square-feet
Price per square foot: $420
The skinny: This is a top floor remodeled condo that was built in 1997. It's been on the market since March of this year. Monthly HOA dues are $360 and there's 1-car parking.

7) 775 45th Avenue

Price per square foot: $425
The skinny: This is a beautifully remodeled single-family home that's been on the market for 25 days (it even went pending but then was relisted). The listing tells us that the garage has high ceilings with "great expansion potential." There's an unwarranted bonus room down there as well. 3-car parking.

Size: 2-bed, 2-bath, 1,225-square-feet
Price per square foot: $531
The skinny: Unfortunately this listing comes with no photos. From the listing we learn that there's a (possibly) unwarranted inlaw on the lower level. It's been on the market for 4 days. 1-car parking in the garage.

5) 772 47th Avenue
Asking price: $629,000
Size: 2-bed, 1-bath, 1,475-square-feet
Price per square foot: $426
The skinny: This single-family home has been on the market for 15 days. In addition to being a block and a half from Golden Gate Park, it's also very close to Ocean Beach and Sutro Heights Park. The house sits on a lot that's 3,000-square-feet. 2-car tandem parking in the garage.

4) 855 La Playa Street, #262

Size: 1-bed, 1-bath, 885-square-feet
Price per square foot: $632
The skinny: The seller prefers no photos, so we haven't got much to say other than it's a condo that's been on the market for 327 days. Perhaps it's time for a price chop. Monthly HOA dues are $580 and there's 1-car parking.

3) 825 La Playa Street, #121

The skinny: This spacious condo's been on the market for 11 days. It's got a private patio that overlooks the common garden area and Ocean Beach. Monthly HOA dues are $643 and there's 1-car parking in the garage.

2) 554 46th Avenue

Size: 2-bed, 1-bath, 830-square-feet
Price per square foot: $601
The skinny: We can't help but be impressed by this small cottage's interiors. It just looks like a really fun, albeit tiny place to live. It's been on the market 11 days. It's accessible via a cobblestone path, high on Sutro Hill. There's no mention of parking but this area of town's notorious for having decent street parking.

Size: 1-bed, 1-bath, 554-square-feet
Price per square foot: $630
The skinny: This property was first listed in February of this year for $369,000. As you already know, it's location means it's a crosswalk away from OCean Beach. There's 1-car parking in the garage and monthly HOA dues are $244.
