The Top Five Least Expensive Properties For Sale in Ashbury Heights

This week we headed back into the City and into the Parnassus/Ashbury Heights neighborhood. There are only 11 abodes on the market, so instead of our regular top ten least expensive properties, we'll only be showing five. With that, the top five least expensive properties currently for sale in Ashbury Heights. As always, we didn't include any sales that are currently pending. Neighborhood boundaries are above, and vaguely look like the Wu-Tang Clan logo. Onwards!

5) 1416 Shrader Street
Asking price: $1,195,000
Size: 3-bed, 1.5-bath, 1,634-square-feet
Price per square foot: $731
The skinny: This full top floor flat recently underwent a renovation but still managed to preserve its Edwardian details like custom built-ins and other architectural elements. This is a 2-unit building and there's no mention of what the HOA dues are. The sale of this unit includes a 320-square-foot deed bonus room which is addict to the garden and "perfect for future development." There's 1-car parking but it's in rotational use.

4) 142 Clifford Terrace
Asking price: $1,099,000
Size: 3-bed, 3-bath, 1,515-square-feet
Price per square foot: $725
The skinny: Built in 1978, this unit's been upgraded to reflect today's modern needs, like stainless steel appliances in the kitchen and sleek bathrooms. Monthly HOA dues are $225 and there's 1-car parking in the garage. There's a separate bonus area on the lower level with a large family room and deeded walk out deck and shared backyard.

3) 339 Carl Street
Asking price: $849,000
Size: 2-bed, 1-bath, unlisted square footage
Price per square foot: Unavailable
The skinny: This is a beautiful and colorful top floor Edwardian. It was recently renovated to make it more sustainable, but the listing doesn't really go into what exactly that means except that it used "green materials and practices." The bathroom has a large shower that has two shower heads, heated flooring, and low-flow fixtures. Monthly HOA dues are $250 and there's 1-car parking.

2) 79 Grattan Street
Asking price: $549,000
Size: 1-bed, 1-bath, unlisted square footage
Price per square foot: Unavailable
The skinny: There's very limited information on this property, but what we do know is that it's a top floor unit in a 6-unit building. It recently underwent a remodel. Monthly HOA dues are $250 and there's 1-car parking if you want to shell out $195 per month.

1) 417 Carl Street
Asking price: $449,000
Size: 1-bed, 1-bath, unlisted square footage
Price per square foot: Unavailable
The skinny: This home is a TIC (tenancy-in-common), so approach with caution. It's situated at the foot of UCSF. The remodeled kitchen and bathroom are a happy mix of modern amenities paired with the Spanish-Mediterranean architectural details. Monthly HOA dues are $120 and there's 1-car parking (it says it's leased for $17.50 a month, but that must be a typo).
