Severe, but not in a bad way, these new 2-level, 3-bed, 3.5-bath 1-car parking condos replaced a 1-story garage on the site. They came on the market a few days ago, asking $1,349,000 for the upper unit and $1,429,000 for the lower, perhaps valuing a longer trip up stairs with groceries and kids at $80,000. For an extra $50K the developer could have put in an elevator, although according to the permits they did put up an extra $30K for sprinklers, which cut back on egress issues and things like fire escapes. The project's been in the works since 2010, but seems to have gone up in a flash in the early months of this year. The lower unit has a yard, while the upper has two decks plus one on the roof, surveying Noe Valley in all it's shingled glory. HOAs estimated at $307.
