Today we'll be taking a look at the cheapest residential real estate in Portola, a neighborhood we don't often visit. We combed the listings to find you the least expensive houses and condos currently for sale on the MLS. All of the homes are up for grabs, meaning we didn't include any listing that has a sale that's currently pending. You can see the neighborhood's boundaries above (please click the image for a larger version). Without further ado, Portola's 10 cheapest abodes.
10) 412 Amherst Street
Asking price: $688,000
Size: 5-bed, 3.-bath; 3,200 square feet
Price per square foot: $215
The skinny: This home is a short sale. While the total square footage of this home is 3,200 square feet, we need to point out that some of that goes to the ground level 1-bed, 1-bath inlaw unit that's legality has be verified with the DBI. The listing for this abode unfortunately only has one photo (and it's of the exterior), but the listing tells us that the property needs TLC.
9) 443 Goettingen Street
Asking price: $630,000
Size: 3-bed, 3-bath; 1,750 square feet
Price per square foot: $360
The skinny: The neighborhood square foot average is $378, so we're off to a good start with this property. It first was listed in late January for $678,000 and just took a price reduction of $48,000. This property's main level is a 2-bed, 2-bath house complete with skylights, formal dining room, granite countertops, wood burning fireplace and hardwood floors. Downstairs is a 1-bed, 1-bath legal inlaw that's currently being rented for $1,110.
8) 413 Gaven Street
Asking price: $559,000
Size: 3-bed, 2-bath; 1,832 square feet
Price per square foot: $305
The skinny: This is a 3-story single-family home that was built in 1995. Property highlights include a sunken living room with fireplace and a recently remodeled kitchen. There's also a full basement.
7) 1121 Felton Street
Asking price: $532,900
Size: 3-bed, 1-bath; 1,412 square feet
Price per square foot: $377
The skinny: Unfortunately this bank-owned home needs a lot of work, including ripping out the awful green carpet (there's hardwood underneath) and a slew of other cosmetic upgrades. There's an unwarranted half bath somewhere as well.
6) 1130 Stillman Street
Asking price: $518,000
Size: 2-bed, 1-bath; 1,269 square feet
Price per square foot: $408
The skinny: This property's being described as an "exceptional value for location and regular sale home," and we're going to have to agree. The sellers are motivated, hence the price. Exciting news: there's a basement! We love basements. The home currently is being rented for $1,900.
5) 25 Harvard Street
Asking price: $499,000
Size: 2-bed, 1.5-bath; 1,150 square feet
Price per square foot: $434
The skinny: We're not even into the top 5 and we're already seeing a new member of our Under 500K Club. Way to go, Portola! This home's being sold as a trust sale, and no court confirmation is required. It's in move-in shape, meaning you won't need to tear a bunch of outdated stuff out or refinish any hardwood flooring. Speaking of, we're seriously swooning over this home's large kitchen, which we're especially loving because of all the windows.
4) 258 Somerset Street
Asking price: $475,000
Size: 1-bed, 1-bath; unlisted square feet
Price per square foot: Unavailable
The skinny: According to the listing, this tiny abode is in "MOVE-IN CONDITION." We should point out that the downstairs is a 2-bed, 1-bath unit that's "legality not warranted by seller and the agent." (There's no mention of a current renter.) We haven't visited the property so we're not sure what condition it's in, but the listing says "PROPERTY TO BE SOLD AS-IS."
3) 338 Sweeny Street
Asking price: $474,900
Size: 2-bed, 1-bath; 1,170 square feet
Price per square foot: $406
The skinny: It's hard to say much about this home as there's only one photo, and it's of the exterior. The listing tells us that the main living space has an open floorplan and that the kitchen has granite countertops and maple cabinets. There's also a "huge deck and low maintenance backyard."
2) 1643 Felton Street
Asking price: $399,000
Size: 2-bed, 1-bath; 1,065 square feet
Price per square foot: $375
The skinny: This adorable pad is located a mere block of McLaren Park. Unfortunately the listing photos are very tiny, but it does say that the kitchen's been remodeled and has "top of the line kitchen appliances (Viking, Sub-Zero and Bosch).
1) 675 Dartmouth Street
Asking price: $369,000
Size: 2-bed, 1-bath; 837 square feet
Price per square foot: $441
The skinny: Unfortunately there's no interior photos and the listing description is very brief. What we do know: this property has views of the Bay and is "ideal for first time homebuyers or investment property with potential in the garage level." It's currently being rented for $2,250 per month and is a known short sale.
