It was just last week that we thought we had run out of larger nabes to comb through to find you the cheapest listings. While the Western Addition isn't a huge neighborhood in the city, it's rich with residential complexes and multi-unit buildings. We should point out that the majority of property for sale in the neighborhood are in the St. Francis Square Cooperative. Here now, the ten least expensive properties for sale in the Western Addition. As always, we won't be including any property that has a sale that's currently pending. Asking price: $400,000
Size: 1-bed, 1-bath; 827 square feet
Price per square foot: $484
The skinny: This has got to be some kind of record: #705 at The Heritage on Fillmore has been on the market for 1,031 days. It last sold in mid-2007 for $580,000, and then reappeared on market 13 months later. Since then, it's undergone several price chops and been delisted five times. Monthly HOA dues are $560 there's 1-car parking.

Price per square foot: $485
The skinny: The listing wants you to know that this condo's "not a BMR." (Below Market Rate.) It also states that the "Amancio Ergina Village was awarded 198, AIA California Council, Award of Honor & Architectural Heritage," so there's that. Monthly HOA dues are $455.81 and there's 1-car parking in parking lot.

Asking price: $375,000
Size: 2-bed, 1-bath; 840 square feet
Price per square foot: $446
The skinny: "This cooperative is an excellent alternative to TICs and condos!" The first listing for a unit in the St. Francis Square Cooperative. This 2nd story unit has been extensively remodeled, including a ton of very sleek looking built-in cabinetry. Monthly HOA dues are $694.94 and there's 1-car parking in the parking lot.

Asking price: $365,000
Size: 3-bed, 2-bath; 1,050 square feet
Price per square foot: $348
The skinny: Yet another St. Francis Square Cooperative unit. The listing states that "this cooperative community offers an excellent opportunity for San Francisco Home ownership in the heart of the city!" Monthly HOA dues are $875.67 and there's 1-car parking in the parking lot.

Asking price: $365,000
Size: 3-bed, 2-bath; 1,050 square feet
Price per square foot: $348
The skinny: Goodness, this list is full of St. Francis Square Cooperative listings. Property highlights include a large deck facing south. Monthly HOA dues are $875.67 and there's 1-car parking in the parking lot.

5) 20 Bertie Minor Lane, #1

Size: 2-bed, 1-bath; 840 square feet
Price per square foot: $387
The skinny: There are so many units available in this cooperative complex. This one's a ground floor unit so instead of a balcony it has a large patio with a little patch of foliage. Monthly HOA dues are $694.94 and there's 1-car parking in the parking lot.

4) 1951 O'Farrell Street
Asking price: $299,000
Size: 1-bed, 1-bath; 638 square feet
Price per square foot: $469
The skinny: The listing tells us that this condo's a "regular sale!!" Monthly HOA dues are $404.76 and there's no mention of parking. We'd suggest avoiding parking near Raymond Kimbell Playground which is half a block away, since there are three baseball diamonds (fly ball!).

Asking price: $299,000
Size: 1-bed, 1-bath; 550 square feet
Price per square foot: $544
The skinny: Another co-op in St. Francis Square. Monthly HOA dues are $496.77 and there's 1-car parking in the parking lot. Do ask the current homeowner if they'll include the delightful patio furniture in the sale.

Size: 2-bed, 1-bath; 840 square feet

The skinny: This is the last unit in the St. Francis Square Cooperative we'll be showing you today. Please ripe out the blue carpet in the main living area as soon as the ink dries on check for your down payment. Monthly HOA dues are $694.94 and there's 1-car parking in the parking lot.

The skinny: Unfortunately not much is known about this studio on Fulton. The condo's been on the market for 12 days and the listing states that it's a "great property, just waiting for the right buyer," whatever that means. Monthly HOA dues are $345 and there's 1-car parking in the carport.
